Article 3 Contracting period and use

Article 5 Related expenses and taxes during the contract period

Article 6 Repair and use of places

1. During the contract period, Party A guarantees the safety of the use of the site, and Party B shall be responsible for the maintenance of other hardware facilities.

a Party A shall notify Party B in writing _______ days in advance of the repairs, and Party B shall actively assist in the cooperation.

b Party B shall not be obliged to repair the decoration of Party B.

2. Party B shall use its contracted premises and its associated hardware facilities reasonably. If the house or facilities are damaged due to improper use of Party B, Party B shall immediately be responsible for repair or financial compensation.

3. If Party B changes the internal structure of the house, decorates or sets up equipment that affects the structure of the house, the design scale, scope, process, materials and other plans must be approved in advance by Party A's written consent.

Article 7 Specific matters of cooperative operation

1. Since both parties are independently operating tea and foot massage programs throughout the business area, both parties should have separate water, electricity, gas and meters.

2. Independent legal representative and various documents required by the state.

Article 8 Change, Cancellation and Termination of the Contract

1. After the contract is in force, it shall be legally binding. Both Party A and Party B shall not arbitrarily change or terminate this contract. When the change or cancellation is required, a new written agreement shall be reached by mutual agreement.

2. Party B has the right to cancel the contract if Party A has one of the following acts:

Providing facilities that do not conform to the conditions of the contract will seriously affect the operation.

Party A has not fulfilled the repair obligations of the house and seriously affected the operation.

3. During the contract period, Party B has one of the following acts, Party A has the right to cancel the contract and recover the place contracted to Party B:

Demolition of the house structure of the changed place without the written consent of Party A.

It may not be used for purposes other than the business use of the site without the written consent of Party A.

Use the contracted premises for illegal activities.

The contract fee was not paid within the specified period of one month.

4. The contract expires naturally.

5. If the contract cannot be fulfilled due to force majeure factors or cannot be fully performed, both Party A and Party B may agree to change or cancel the contract.

Article 9 Acceptance of the delivery and recovery of the site

1. Party A shall ensure that the site itself and its ancillary facilities and equipment are in normal use during the contract period.

2. At the time of acceptance, both parties shall participate together. If there is any objection to the decoration, utensils and other facilities, it shall be submitted. If it is difficult to detect on the spot, it shall file an objection to the other party within ______ days.

3. Party B shall return the contracted place and its ancillary equipment and facilities to Party A after the expiration of the contract period.

4. The place and auxiliary facilities that Party B shall return to Party A shall be kept in good condition, and no articles shall be left or the normal operation of the place shall be affected. Party A has the right to dispose of the items left without consent.

Article 10 Liability for breach of contract

1. Party A and Party B shall perform this contract in full and actual manner, and shall be liable for breach of contract if they fail to perform or do not fully perform.

2. During the contract period, Party B shall overdue the payment of the expenses stipulated in this contract to be borne by Party B. For each day overdue, Party A shall pay Party A late payment fee at 0.1% of the total amount mentioned above.

3. Upon expiration of the contract, Party B shall return the business premises as scheduled. If Party B returns overdue, Party B shall pay Party A double the contract amount. Party B shall also bear the losses caused by the overdue return to Party A.

4. In the contract period, Party A has not forcibly returned the site, and Party A shall pay Party B’s Shuangbei contracting fund and renovation expenses.

Article 11 Dispute Resolution

Party A and Party B shall have a dispute during the execution of the contract. The two parties shall negotiate in a friendly contract. If the negotiation fails, they shall file a lawsuit with the people's court in the place where the contractor is located.

Article 12 The two parties shall enter into force after the signature and seal of the contract. The contract shall be in duplicate, and each party shall hold one copy.
