1. 3. Before the signing of this contract, both parties shall verify each other's identity certificates. At the same time, the lessor shall also issue to the lessee the real estate title certificates or other ownership certificates of the leased residence.
4. Lease of residential houses shall meet the prescribed conditions and standards. The per capita construction area of ​​the rented residential houses is less than 10 square meters, or the per capita use area is less than 7 square meters; among them, the rented collective dormitory has a per capita construction area of ​​less than 6 square meters, or the per capita use area is less than 4 For square meters, registration will not be processed. During the lease term, if Party B increases the resident's residence, it shall meet the above-mentioned per capita lease area standard and notify the lessor in writing.
5. In the rental of residential houses, the lessee who does not have the household registration in this city shall, in accordance with the regulations, go to the street or town community affairs acceptance center where the leased residence is located, and after registering the registration or record of the lease of the house, it shall be in accordance with the state. With the relevant provisions of this Municipality, apply for residence registration and receive the "Shanghai Residence Permit" or "Shanghai Temporary Residence Permit".
6. The housing lease deposit is a measure of performance guarantee. When the house is rented, the lessor can agree with the lessee to collect the house rental deposit in the contract. The amount of the lease deposit is agreed by the parties to the lease. When the lease relationship is terminated, the house lease deposit shall be returned to the lessee in addition to the expenses borne by the lessee in the contract.
7. According to the regulations of the Municipal Price Bureau, when registering and filing a house lease contract, the registration filing fee shall be paid to the registration and filing agency at the standard of RMB 50/piece. Article 8 Conditions for the termination of this contract

8-2 Party A and Party B agree that in any of the following circumstances, one party may notify the other party in writing to terminate this contract.
