Article 2 Obligation of the recipient

If the recipient obtains the ownership of the house, the lease contract with ××× shall not be terminated unless XXX proposes to terminate the lease contract.

Article 3 Delivery of the donated house

The donor and the recipient jointly go to the real estate department to handle the transfer of property rights on the day of the month.

Article 4 Change and Termination of the Contract

When the gift house has not been delivered, the donor’s financial situation deteriorates significantly and the contract can be changed or terminated. However, it is possible to properly compensate the recipient for the economic loss caused by the beneficiary’s gift.

Article 5 Withdrawal of Gifts

If the recipient has one of the following circumstances, the donor may revoke the gift:

The recipient does not fulfill the obligations stipulated in the gift contract.

Seriously infringe on the donor or the close relative of the donor.

Article 6 Ways to resolve disputes

All disputes related to this contract shall first be settled through negotiation between the parties. If the negotiation fails, either party may apply to the XX arbitral tribunal for arbitration.

Article 7 Supplement to the contract

If there are any unfinished matters in this contract, in accordance with the "Contract Law of the People's Republic of China" and relevant regulations, the contractual parties shall agree to make additional provisions, and the supplementary provisions shall have the same effect as this contract.
