According to the "Contract Law of the People's Republic of China" and relevant regulations, in order to clarify the obligations of the lessor and the lessee, this contract is signed by both parties.

Second lease term

The lease term is for a total of zero months, and the lessor will deliver the leased house to the lessee from the date of the year and return it to the date of the year.

If the lessee has one of the following circumstances, the lessor may terminate the contract and recover the house:

1. The lessee subletes, transfers or lends the house without authorization;

2. The lessee uses the rented house for illegal activities and damages the public interest;

3. The lessee has defaulted on the rent for a month.

If the lease contract is terminated due to expiration, if the lessee fails to find the house due, the lessor should extend the lease term as appropriate.

If the lessee fails to relocate within the time limit, the lessor shall have the right to sue and apply for enforcement in the people's court, and the lessor shall be liable for compensation for the losses suffered by the lessor.

After the contract expires, if the lessor continues to rent the house, the lessee has priority.

Article 3 Term of payment of rent and rent

The standard of rent and the time limit for payment shall be implemented in accordance with the provisions of the State.

Article 4 Housing repair during the lease period

Repairing a house is the obligation of the lessor. The lessor shall carefully inspect and repair the house and its equipment every month to ensure the safe and normal use of the tenant.

When the lessor repairs the house, the lessee shall actively assist and shall not obstruct the construction. If the lessor is indeed unable to repair, it may negotiate and repair with the lessee. At that time, the repair fee paid by the lessee will be used to offset the rent or be repaid by the lessor.

Article 5 Changes of the lessor and the lessee

1. If the lessor transfers ownership of the property to a third party, the contract continues to be valid for the new property owner.

2. If the lessor sells the house, the lessee must be notified 3 months in advance. Under the same conditions, the lessee has the right of first refusal.

3. When the lessee needs to exchange housing with a third party, the lessor should obtain the prior consent of the lessor; the lessor should support the reasonable requirements of the lessee.

Article 6 Liability for breach of contract

1. If the lessor fails to deliver the eligible house to the lessee in accordance with the provisions of the foregoing contract, it shall be responsible for compensation.

2. If the lessor fails to deliver the rental house on time for the lessee to use, it shall be responsible for repaying the breach of contract.

3. If the lessor fails to repair the rented house on time, it shall be responsible for repaying the liquidated damages; if the person of the lessee is personally injured or the property is destroyed, it shall be liable for compensation for the loss.

4. If the lessee fails to pay the liquidated damages in due course, it shall pay the liquidated damages in addition to the timely payment.

5. If the lessee violates the contract and transfers the rented house to others for unauthorized use, it shall pay the liquidated damages; if the rented house is destroyed, it shall be responsible for compensation.

Article 7 Disclaimer

If the house is damaged due to force majeure and the loss of the lessee is caused, the two parties shall not be responsible for each other.

Article 8 Ways to resolve disputes

In the event of a dispute arising from the performance of this contract, the parties shall settle the dispute through negotiation; when the negotiation fails, either party may apply to the Economic Contracts Arbitration Commission of the Trade and Industry Bureau for mediation or arbitration, or may appeal to the people's court.

Article 9 Other agreed matters

Article 10 The matters not covered in this contract shall be supplemented by the parties in consultation with the relevant provisions of the Contract Law of the People's Republic of China, and the supplementary provisions shall have the same effect as this contract.

The original form of this contract is 2 copies, and the lessor and the lessee each hold 1 copy; the copy of the contract is sent to the unit for filing.
