New residential quality guarantee


The "New Residential Quality Assurance Book" must be used as an auxiliary file of the purchase contract, and has the same legal effect as the purchase contract. The "New Residential Quality Assurance Book" is required to be printed by the real estate company in accordance with the prescribed content.

The basic content of the quality assurance book:

1. Comply with the current residential building design standards in Shanghai.

2. It has passed the acceptance of the city, district and county quality supervision departments, and has a written certificate of conformity.

3. The building to which it belongs has the “Shanghai New Residential Delivery License”.

4. From the date of delivery after signing the contract, if there is a project quality problem under normal use within two years, the company unit shall bear the maintenance responsibility free of charge.

a, leakage of walls, floors, pipes;

b. The rainwater pipe and sewage pipe are blocked and overflowing;

c, the door and window are not sealed, and there is a crack;

d, the wall surface, the ceiling plaster layer falling off;

e. The lighting circuit is faulty; the roof waterproofing warranty is 3 years, and the warranty period of other parts and components is agreed by the real estate development enterprise and the user.

The quality problems caused by improper use, improper decoration or unauthorized alteration of structure and pipeline orientation are not covered by the company.

5. After the residents have checked in, the complaints about the quality of the housing will be sent to the company, and the company will promptly give on-the-spot inspection, written reply and proper handling.

6. The foundation and main structure shall bear the warranty within a reasonable life span. Approved by the relevant professional departments of the city, the dangerous houses will be returned and exchanged, and the company will bear the relevant appraisal fees.

7. If there is any dispute over the reply or handling of the company's unit, the quality of the residential project may be applied to the construction quality management department in the area according to the “Regulations on the Administration of Shanghai Construction Market”; according to

Order No. 9521 of the Municipal Government, “Administrative Measures for the Construction and Delivery of New Residential Buildings in Shanghai”, apply for coordination with the residential construction management department of the original license. Residents can also file a lawsuit directly with the people's court.

8. Other contents that the company is willing to promise.
