1. Definition: The residential quality guarantee book is a written file that the real estate developer makes a promise guarantee to the purchaser when the newly built house is sold to the purchaser. It has legal effect, and the developer should be based on the “Residential Quality Guarantee”. The agreed quality standards for the house are responsible for repairs and repairs.

2. Significance: In view of the special attributes of the house, in order to protect the legitimate rights and interests of the buyers, the state has made special provisions on the quality of the houses, requiring the houses built by the developers to meet certain standards, and requiring the developers to assume the warranty responsibility for a certain period of time.

Usually, the house warranty should be repaired and disposed of by the developer company. If the developer entrusts the property management company and other units to be responsible for the warranty, the unit must be clearly stated in the “Residential Quality Assurance” to ensure the purchase of the house. The rights and interests of the people are actually protected.

3. Main contents:

The quality level determined by the house after acceptance by the project quality supervision department;

Indicate the service life and warranty liability of the building infrastructure; the house infrastructure refers to the foundation of the house and the main structure of the house.

4. Warranty period: The warranty content and warranty period indicated by the developer on the quality assurance book shall not be lower than the national regulations. The warranty period begins on the date the developer delivers the home to the purchaser. In the delivery and acceptance of the house, there must be a signature confirmation from the purchaser of the normal use of the building facilities.

5. Payment time: The developer must deliver the “Household Quality Assurance” to the purchaser while delivering the house to the buyer. At the same time, the developer should deliver the “Household Instruction Manual” to the purchaser.
