Article 1 In order to ensure the fulfillment of the ________________ loan contract signed by Party A and ________________, Party B is willing to take the ________________________________________________________________________________________________ The entire equity of the ___________ room property is pledged to Party A as a guarantee for repayment of the loan under the loan contract.

Article 2 The scope of this mortgage contract guarantee is the principal of the loan under the loan contract, the interest, the liquidated damages and compensation payable by the borrower, and the expenses for realizing the loan claims and mortgage.

Article 3 The validity of this contract is independent of the secured loan contract, and the invalidity of the secured loan contract does not affect the validity of this mortgage contract.

Article 4 The relevant assessment, insurance, appraisal, registration, custody and other expenses under this contract shall be borne by Party B.

Article 5 Party B irrevocably authorizes Party A to execute this contract, the loan contract, the purchase contract and a complete set of supporting documents related to the collateral to the relevant real estate management authority for the registration and filing of the mortgage after the signing of this contract.

Article 6 Party B irrevocably authorizes Party A to obtain the formal mortgage registration formalities of the collateral and obtain the formal mortgage registration formalities of the collateral after obtaining the official property right certificate of the collateral, in accordance with the relevant laws and regulations. His certificate of entitlement and proof of mortgage registration are deposited with Party A.

Article 7 Party B shall guarantee the reasonable use of the collateral and shall not use the collateral for any manner or for any purpose prohibited or excluded by the insurance clause.

Article 8 Party B shall not make any substantial structural changes to the collateral without the consent of Party A. Any increase in the collateral resulting from a breach of this contract by Party B is automatically transferred to the collateral of this contract.

Article 9 During the mortgage period, Party B shall not transfer, lease, sell, re-collateralize, offset the debt, give gifts or dispose of it in any form without the consent of Party A. Party B shall be liable for any loss caused by Party A.

Article 10 Party B shall properly keep the collateral, and shall be responsible for the repair, maintenance and guarantee of intactness, and shall accept the supervision and inspection of Party A at any time. Party B shall be liable for any damage caused to the collateral.

Article 11 Party B is responsible for paying all taxes and fees related to the collateral. Party B shall be responsible for compensation for all losses caused to Party A by Party B due to failure to perform this obligation.

Collateral insurance

Article 12 Party B shall, within ________ days after obtaining the collateral, go to the insurance company designated by Party A and purchase insurance for the collateral according to the type of insurance designated by Party A. The scope of compensation for insurance shall include damage and damage caused by natural disasters and other accidents caused by any fire, flood, earthquake, etc.; the amount of insurance shall not be less than the full amount of repurchased collateral; the period of insurance to the loan contract On the date of the expiration, if Party B fails to perform the obligation of repayment due, the mortgagor should continue to purchase insurance until the loan principal and interest under the loan contract are fully paid off.

Article 13 Party B shall, within 10 days after the completion of the insurance formalities, submit the original insurance policy to Party A for custody. The first beneficiary of the insurance policy shall be Party A. The insurance policy shall not be accompanied by any restrictions that damage or affect the rights and interests of Party A, or any articles that are not responsible for compensation.

Article 14 Party B irrevocably authorizes Party A to accept the representative of the above-mentioned insurance, accept or control the insurance compensation, and use the insurance money to repair the damaged part of the mortgaged house or to repay the borrower under this contract. The amount owed to Party A shall not be revoked without the consent of Party A.

Article 15 During the mortgage period, Party B shall not interrupt or revoke the above insurance for any reason. Otherwise, Party B shall be entitled to compensate Party A for all losses suffered by Party A.

Article 16 If Party B violates the above-mentioned insurance clause, Party A may purchase insurance on its behalf in accordance with the provisions of the insurance clause of this contract, and all expenses shall be paid by Party B.

Article 17 During the mortgage period, if the collateral has damages other than the insurance liability, Party B shall provide new guarantees in time for the damaged part and go through the corresponding formalities.

Article 18 In the event of the following circumstances, Party B agrees that Party A has the right to dispose of the collateral in advance:

According to the loan contract, the loan contract expires in advance;

Party B violates Articles 8, 10, 13, 14, 14, 15 and 16 of this contract;

When there is any dispute, lawsuit or arbitration, it may have an adverse effect on the collateral.

Article 19 Party B guarantees that Party A has the right to preferentially reimburse the price of the collateral in accordance with the law when the borrower fails to perform the terms and conditions stipulated in the loan contract.

Article 20 The amount of money under this mortgage contract shall be disposed of in the following order:

Used to pay all expenses incurred in processing the collateral;

Used to withhold all taxes owed and all fees payable by Party B;

According to this contract, Party B shall repay Party A’s loan principal and interest and all other funds.

Article 21 The price of the collateral is more than the repayment part, and Party A shall return it to Party B.

Article 22 While complying with the other provisions of this contract, Party B also makes a statement and guarantee as follows:

All information provided to Party A is true and reliable, without any forgery and concealment of facts;

Allow Party A or its authorized person to enter the mortgaged property in accordance with the law at any reasonable time for inspection;

Party B shall notify Party A in writing within ten days when there is a change in the work unit or contact information;

During the possession of the collateral, Party B shall abide by the management regulations, pay the management fees of the collateral on time, and guarantee that the collateral is not subject to seizure or other legal proceedings. If the above responsibilities are not fulfilled, Party A shall be compensated for the losses suffered by Party A;

When any lawsuit or arbitration occurs, which may adversely affect the collateral, Party B guarantees to notify Party A in writing within ten days.

Article 23 If any party violates any of the provisions of this contract and causes economic losses to the other party, it shall pay the other party a ____% liquidated damages on the loan balance under the loan contract. If the liquidated damages are insufficient to compensate the other party’s losses, the defaulting party shall also Compensation for the shortfall.

Article 24 If any dispute arises due to the performance of this contract, the two parties shall try to resolve it through friendly negotiation. If the negotiation fails to resolve the dispute, Party A and Party B shall jointly choose one of the following methods;

Submit the litigation of the people's court where the mortgaged property is located;

Submit to the Arbitration Board for ruling.

Article 25 During the period when the dispute is not resolved, the parties shall continue to perform other provisions of this contract, except for disputes.

Article 27 After the borrower in the loan contract pays the principal and interest of the loan and other expenses as agreed in the contract, and fulfills all the terms and all other responsibilities of this contract, the contract is terminated.
