Death benefit gift contract

The donor x x x, the recipient x x x, the parties agree on the following gift matters, the conditions are as follows:

Article 1 Party A shall donate the following land and buildings to Party B free of charge.

Article 4 If both Party A and Party B die, the contract will be invalid.
