1. This contract is a model text jointly prepared by the Beijing Municipal Bureau of Land Resources and Housing and the Beijing Administration for Industry and Commerce. The leasing party entrusts the real estate brokerage agency to act as a rental house. Before signing the contract, the parties should carefully read the terms of the contract. The unfinished matters can be clarified in Article 15 “Other agreed matters” or in the attached files of the contract.
2. The lessor shall present the following materials:
Proof of ownership of the house;
personal I.D;
The co-owner agrees to the proof of the rental;
If the house is leased to overseas personnel and foreign-funded institutions, it shall also have a foreign-related security review and approval file.
3. The real estate brokerage institution shall produce the following materials:
business license;
Real estate brokerage qualification certificate;
Proof of qualification of real estate agent;
The relevant documents for the payment of the deposit of the rental agent.
4. Both parties shall jointly inspect the facilities and equipment in the house, fill out the "List of Housing Auxiliary Facilities and Equipment" and sign and seal them.
5. The space part of the contract may be filled out by both parties according to the actual situation.
6. The lessor can check the margin of the leasing agent of the real estate brokerage agency by logging in to the “Beijing Real Estate Transaction Information Network”.

Article 1 Basic situation of the house

2. If Party B actually rents the house at a higher price than Party A's agreed rent standard, it is higher.

Article 7 Commission

Article 8 House Lease Deposit

Article 9 Other expenses
During the term of the agent, Party A shall not bear the following fees related to the house:

Party A allows Party B or the lessee to decorate, decorate or add new items to the house. Where permitted, the specifics of the decoration, decoration or addition of new items to the house shall be agreed in writing.
Article 11 Transfer and Entrustment Obligation
During the term of the rental agent, Party B shall not delegate all or part of the agency matters to others without the written permission of Party A.
After Party B has leased the house, Party A shall inform Party A of the relevant information of the lessee and the house lease.
Article 12 Dissolution of the contract
After the agreement between the two parties, the contract can be terminated.
In any of the following circumstances, this contract is terminated, and both parties shall not be liable for breach of contract:
1. The house was included in the scope of house demolition and resettlement due to urban construction needs.
2. The house is damaged, lost or caused other damages due to force majeure such as earthquake or fire.
Party B has the right to unilaterally terminate the contract if Party A has one of the following circumstances:
1. Delay in delivery of the house for the day and without the consent of Party B;
2. The delivered house does not meet the contractual agreement and seriously affects the use;
3. Failure to undertake the agreed maintenance obligation will result in Party B not being able to properly rent the house;

Article 13 Liability for breach of contract
If Party A needs to terminate the contract in advance during the rental agency, Party B shall notify Party B in advance and pay the liquidated damages at the monthly rent.

If Party A has one of the circumstances of Article 12, paragraph 3, Party B shall pay Party B a penalty for the monthly rent.
