Party A:

On the day of the month, Party A and Party B signed the “Pre-sale Contract for the Export of Commodity Houses in Beijing” or “The Contract for the Sale and Purchase of Commodities in Beijing”. The two sides have reached the following unanimous agreement through friendly consultations:

1. Party A agrees to deal with relevant matters with Party B in accordance with the time and conditions stipulated in this Agreement. According to the contract, Party A shall return to Party B the double deposit, the paid house price and the corresponding interest amount of RMB, except that it has not been returned. In addition to bank loans, Party A shall actually pay RMB to Party B. The total amount of the bank loan will be directly returned to the loan bank by Party A, and the bank's receipt will be provided to Party B as the basis for the cancellation of the loan contract between Party B and the bank.

2. Both parties agree that Party A shall pay Party B directly to Party B in installments in addition to the bank loan portion in accordance with the following time limit:

3. If Party B pays part of the house price by bank mortgage, the monthly average monthly mortgage payment to the loan bank shall be paid by Party A from the date of signing this agreement to the date of formal cancellation of the contract. Party B shall provide the necessary cooperation and Party B shall not be required to return it to Party A.

4. After Party A has completed the implementation of the provisions of Article 2 of this Agreement, the parties shall sign a contract of termination to terminate the contract. After the contract is terminated, Party B will no longer have any rights to the house and its related buildings under the contract, and Party A has the right to dispose of the property under the contract. Before the contract is terminated, if Party B no longer requests to check out or cancel the contract, Party B may negotiate with Party A separately.

5. After Party A has paid the full amount of payment to Party B, and both parties have signed the file for the cancellation of the contract, Party B shall authorize Party A to go to the Beijing Municipal Bureau of Land Resources and Housing to handle all the required files for the deregistration of the contract.

6. Both Party A and Party B agree that the deregistration formalities of the contract shall be processed within 15 days after Party A has paid all the direct refunds to Party B.

7. After the signing of this Agreement, the first payment of the repayments from Party A to Party B shall come into effect on Party B's account, and the two parties shall each hold a share.
