Article 3 The parties agree that the scope of the mortgage guarantee shall be the same as the scope of the obligations of the ×××××× Industrial Co., Ltd., including the main creditor's rights and interest, liquidated damages, damages and the realization of the mortgage.
Article 4 During the mortgage period, Party B shall properly keep and use the mortgaged property. Article 5 After the signing of this mortgage agreement, Party B shall provide Party A with the real estate title certificate and the land use right certificate number of the mortgaged property. Party A shall be responsible for handling the assessment of the mortgaged property and registering the mortgaged property with the relevant registration, evaluation fee and mortgage. The registration fee for each item is borne by both parties.
Article 6 If a dispute arises during the performance of this mortgage agreement, it shall be under the jurisdiction of the people's court in the place where the collateral is located.
