Party A wants to sell the ________ house under its name, and specially entrusts Party B to provide information on the purchaser to help Party A and the purchaser sign the “House Sale Contract”. Through friendly consultations between Party A and Party B, the following agreements were reached to support the two parties.
Article 1 : The basic situation of the sale of the house is located in: _______________; building area: _______________; building ownership number: _______________.
The house is a central production room or an affordable housing, housing reform, and Party A has obtained a listing and sales record form, which can be legally sold.
The house is used for self-occupation, not rented, and has no rights to set up; or, the house is used for renting, the lease term is terminated on ________________, and the lessee has writtenly waived the right of first refusal. Do not buy this room. Or, the co-owner of the house ____, who has writtenly waived the right of first refusal and does not purchase the house.
Article 2 : Party A's entrusted matters
1. Party B searches for buyers;
2. Party B leads the person who has the intention to purchase the house to actually visit the house;
3. Party B shall provide the proof of the situation of Party A's housing for the purchase of the house.
Article 3 : Party A is obliged to ensure that Party A has the right to sell the house. If any dispute arises based on the house, Party A shall be responsible.
Party A shall provide Party B with a copy of the ownership certificate of the house, and Party A promises that the copy is the same as the original;
Party A provides Party B with a set of house keys.
Article 4 : Party B's obligation Party B shall find a suitable buyer for Party A.
Party B shall not damage the facilities in the house when it intends to purchase a house.
Party B does not have any rights to Party A's houses.
Article 5 : Entrustment Period The entrustment period of this contract is ____ months. Before the expiration, Party A shall not cancel the entrustment.
Or Party A may cancel this entrustment, but if it causes losses to Party B due to its decommissioning act, it shall be liable for compensation.
If the contract does not find the buyer after the expiration of the contract, the contract will be terminated, and Party B will return the materials provided by Party A to Party A.
The agreement can be renewed by mutual agreement.
Article 6 : Party B's remuneration Party B completes the intermediation issue, that is, Party A and the purchaser provided by Party B sign the “House Sale Contract”, and Party A pays Party B the intermediary service remuneration of ____ yuan. The remuneration shall be paid on the date when Party A and the purchaser provided by Party B sign the “House Sale Contract”.
Article 7 : Liability for breach of contract Party A and Party B shall conscientiously perform this contract. If there is a breach of contract, the loss of the observant party shall be compensated.
Article 8 : Dispute Resolution The disputes between the two parties in the performance of this contract shall be settled through consultation; if the negotiation fails, either party has the right to file a lawsuit in a court of competent jurisdiction or bring an arbitration to the Beijing Arbitration Commission.
