Article 1 Entrusted Party A entrusts Party B to find a house in the intermediation period that meets the following conditions during the entrustment period, and assists in facilitating the signing of a house lease contract with the lessor:

If the intermediation service is still needed beyond the above period, the two parties shall sign an intervening contract or extend the entrustment period of this contract in writing.
Article 3 Party B shall accompany Party A to the house to see the house.
Party B shall make a written record of the viewing of the house, specifying the specific address of the house, the time of viewing the house and other matters. The record of the house shall be signed and confirmed by Party A, and each party shall hold one copy.
If Party B's house for Party A does not meet the necessary conditions set by Party A or Party A does not meet the special conditions imposed by the lessor, Party A has the right to refuse the signature and refuse to pay the viewing fee.
Article 4 Party A shall present the true identity certificate such as ID card _______;
Provide necessary assistance and cooperation to Party B's intermediation activities;
Keep the secrets of the housing materials provided by Party B;
You may not conduct private transactions with the lessor introduced by Party B within the entrustment period and within ____ days after the expiration of the period.
Article 5 Party B shall present legal business qualification certificates such as business licenses and real estate brokerage qualification certificates;
Party A shall make every effort to complete Party A's entrusted matters, and shall, in accordance with the conditions set forth by Party A of Article 1 of this contract, find a house for Party A, report the situation to Party A in a timely manner, and provide Party A with a house lease contract with the lessor. Liaison, assistance, matching and other services, and facilitate the establishment of a lease agreement between Party A and the lessor;
It should be ensured that the housing materials provided by Party A have been verified in advance, and Party A meets the special conditions required by the lessor;
Do not provide false information, conceal important facts or maliciously collude with others, and damage Party A’s interests;
Keep secrets on Party A's economic situation, personal information, trade secrets, etc.;
It should be ensured that the lessor introduced by Party A has the house ownership certificate or other certificate of the rental right in accordance with the law and the identity certificate of the identity card, business license, etc.; the property rights of the leased house are guaranteed to be clear, and there is no dispute of ownership or other rights;
If a housekeeping fee, commission, or intermediation activity fee is charged, Party A shall issue a legal and standardized fee bill to Party A;
After the signing of this contract, Party B shall not collect any pre-charge for any name from Party A in any form.
Article 6 Completion of the entrusted matters
“Completion of Entrusted Matters” means the completion of all entrusted matters listed in Article 1 of this contract. Party A and the lessor have not signed a written lease contract. If Party B only provides information to Party A, or if Party A sees the house and signs a lease agreement with the lessor to provide liaison, assistance, matching, etc., it is deemed that the entrusted matter has not been completed. .
Article 7 Fees and commissions The cost of viewing the room is the actual cost incurred by Party B accompanying Party A to the house to see the house.
The cost of viewing the house shall be borne by Party A. The cost of viewing the room is: ____ yuan per time. Party A can pay the viewing fee _____ yuan at a time, and can see the house _____ times. If Party B completes the entrusted matters, the fee for viewing the house paid by Party A shall be used as a commission.
Commission commission refers to the remuneration that Party B should receive after completing the entrusted matters.
If Party B completes the entrusted matters, Party A shall pay Party B a commission of ___% of the actual monthly rent.
The commission shall be paid within the day after Party A and the lessor sign the house lease contract. How to pay the commission: cash; check; ____. If the entrusted matters are not completed or are not completed within the entrustment period, Party B shall not request a commission.
Intermediary Activity Expenses Intermediary activity costs refer to the necessary expenses for Party B to complete the actual expenses of the entrusted matters.
If Party B completes the entrusted matters, Party B shall bear the expenses for intermediation activities.
If Party B does not complete or fails to complete the entrustment due to Party B's intention or negligence, Party B may request Party A to pay the necessary and reasonable intermediation activities. If Party B requests Party A to pay the above fees, it shall truthfully state it and issue relevant bills to make a reasonable explanation.
Except for viewing room fees, commissions and intermediation activities, Party B shall not collect any other fees from Party A.
Article 8 If Party B is entrusted to entrust all or part of the entrusted matters to a third party for processing, Party A's consent shall be obtained in advance.
Article 9 The conditions for the termination of this contract may be settled in writing by both parties in writing.
Article 10 If Party A breaches contract of liability for breach of confidentiality obligations, it shall pay liquidated damages in accordance with the _____ standard;
Within the time limit stipulated in Article 4 of this contract, if Party A and the lessor introduced by Party B make a private transaction, Party B shall pay the liquidated damages according to the standard of ______, and Party B shall still have the right to obtain the agreed commission;
If Party A fails to pay the cost of viewing the house, commission or intermediation activities, Party A shall pay the liquidated damages according to the standard of _____;
If Party B violates its confidentiality obligations, it shall pay liquidated damages in accordance with the _____ standard;
If Party B fails to perform its due diligence, it shall not ask Party A to pay the fees for viewing, commissions and intermediation activities;
If Party B provides false information, conceals important facts or has malicious collusion, in addition to refunding the fees for viewing fees, commissions and intermediation activities, the liquidated damages shall be paid in accordance with the _____ standard. In addition to paying liquidated damages in accordance with the contract, Party A shall also compensate for losses other than liquidated damages.
If Party B introduces to Party A that the lessor does not have a certificate of ownership of the house or other certificate or identity certificate for the rental property in accordance with the law, or if there is any dispute over ownership or any other rights in the house, the refund of the collected house will be refunded. In addition to fees, commissions, and intermediation activities, liquidated damages shall be paid in accordance with the ______ standard. In addition to the payment of liquidated damages, Party A shall also compensate for losses other than liquidated damages.
Article 11 Settlement of Contract Disputes The disputes arising under this contract shall be negotiated or applied for mediation by both parties; if the settlement or mediation fails, the following ___ methods shall be adopted:

Prosecuted in accordance with the law in a people's court with jurisdiction.
Article 12 Other agreed matters
Article 13 This contract is made in two copies, one for each party. It will take effect after the signature and seal of both parties.
Article 14 Once a contract is in force, it shall be legally binding on both parties. The two parties may, through consensus, make changes to the contents of the contract or supplement the unfinished matters. Changes or supplements shall be in writing and shall have the same effect as this contract.
Article 15 The provisions of the relevant provisions of this contract shall be made without prejudice to national laws, regulations and local regulations. If national laws, regulations and local regulations are applicable to the principals, intermediaries and lessors, Qualifications and other relevant aspects have special provisions, from which they are prescribed.

Instructions for use:
