Loan mortgage contract dispute lawyer employment agreement

In view of the dispute between Party A and _________ regarding the loan contract, mortgage deed and guarantee, Party A intends to file a lawsuit and/or arbitration with _________ and employs a lawyer to represent Party A and Party B. The following agreements are reached in litigation and/or arbitration:
Article 1 Party A hereby entrusts Party B to assign its lawyer to act as the agent for the litigation and/or arbitration and execution of the case, in respect of the loan contract, mortgage deed and guarantee dispute between Party A and _________, but the relevant recognition and abandonment Party B shall issue a special written authorization to Party B to change the litigation request and/or arbitration request, settle the case, and file a protest.
Article 2 Party B accepts the entrustment made by Party A in the above Article 1 and assigns _________ lawyers and/or _________ lawyers as Party A's litigation and/or arbitration agents in the case.
Article 3 Party A and Party B agree that Party A shall pay Party B the legal fees for the amount specified in Article 4 of this Agreement in respect of the legal services provided by Party B in the case, and Party B shall, on the other hand, the actual expenses incurred in representing the case. Party A pays according to the facts. The above actual expenses include the telephone charges, fax fees, photocopying fees, travel expenses, transportation expenses and other miscellaneous expenses incurred by Party B in connection with the case. However, Party B’s travel expenses from Party B to Singapore to discuss evidence with Party A shall be borne by Party B. .
Article 4 The legal fees and actual expenses payable by Party A in accordance with the provisions of Article 3 above shall be paid to Party B in accordance with the following provisions:
4.1 The first instalment fee is US$ _________ and shall be paid by Party A to Party B within five days from the date of signing this Agreement.
4.2 The second period of attorney's fee is _________ US dollars, which shall be paid by Party A to Party B immediately after the first-instance litigation of the litigation, or immediately after the arbitration institution has made an arbitral award.
4.3 The third period of lawyer's fee is _________ US dollars, which shall be paid by Party A to Party B immediately after applying to the court for execution of the judgment or mediation or arbitral award of the case and obtaining the case from the court.
4.4 The fourth period of attorney's fees is 1% of the principal and interest of the loan that Party A requires in the case to be repaid by the defendant or the respondent. After the judgment, mediation or arbitral award of the case is fulfilled or executed, or in the case of Party A's debt-to-equity swap, debt offset, collateral or other property transfer, replacement with other collateral or guarantee, etc. Party A shall immediately pay the fourth period of legal fees to Party B after the debt restructuring of the case request amount or the compensation of all or part of the case has been completed in a similar manner.
4.5 The actual expenses incurred by Party B in representing the case shall be compensated by Party A to Party B at the request of Party B at any time.
Article 5 The amount that Party A shall pay to Party B in accordance with the provisions of Article 4 above shall be paid by Party A to the bank account in writing notified by Party B.
Article 6 This contract shall take effect from the time of signing by both parties.
