Article 4 Entrusted property management contract management and self-financing

Article 8: Rights and obligations of both parties
1. Party A's rights and obligations:
According to the provisions of this contract, Party A shall entrust Party B with the residential area and office area to implement property management;

It shall not interfere with the management and business activities carried out by Party B in accordance with the law or in accordance with the provisions of this contract;
The supervision and inspection of the management of Party B shall be carried out once every six months. If there is a major economic loss caused by the poor management of Party B, the contract shall be terminated;
If there is a major activity that has the right to control Party B personnel, Party B personnel must obey the arrangement;
There is an exemption for the personnel of Party B. If there is a continuous complaint from the same employee within three months, the right to request a substitution
Assist Party B to do well in publicity and education, cultural activities, and coordinate the relationship between Party B and the administrative department;
The policy stipulates other responsibilities assumed by Party A.
2. Party B's responsibilities, rights and obligations:
Formulate the rules and regulations of the property management in accordance with relevant laws and regulations and the actual situation;
Comply with the responsibility requirements of various management regulations and contracts, and implement comprehensive management of the property according to the authorization of Party A, ensure the realization of management objectives, and assume corresponding responsibilities, and consciously accept Party A's inspection and supervision;
Party B shall set up management institutions and personnel in the property in accordance with the principle of high efficiency and precision;
Establish a property management file for this residential area and be responsible for recording the changes in a timely manner;
Transfer all the exclusive houses and related property, all property management files and related materials to Party A upon the expiration of the management period;
Conduct effective community-based convenience services;
It has the right to choose a franchise company to undertake the special business of residential property management and pay the fees, but it is not allowed to transfer the overall responsibility and benefits of residential property management to other people or units.
Article 9 Contract Change, Supplement and Termination
1. Subject to the agreement of both parties, the terms of this contract may be revised or supplemented, which shall be subject to the written contract.
2. Upon the expiration of the management of the contract, this contract is naturally terminated. If the parties wish to renew the contract, they must submit a written opinion to the other party three months before the expiration.
3. After the contract is terminated, Party B may participate in Party B's management bidding and prioritize contract management under the same conditions.
Article 10 Other matters
1. During the execution of this contract, if there is an irresistible natural disaster that causes economic losses, the two parties shall consider each other, negotiate together, and reasonably share.
2. This contract is effective as of the date of signing; the tender is an effective part of the contract.
3. This contract is officially in duplicate, and each of Party A and Party B holds one copy and is equally legally binding.
4. If the two parties have disputes over the contract and fail to reach a negotiation, they may submit the mediation to the property management department or appeal to the people's court.
