Article 4 Acceptance

Article 5: Registration of property rights and deadlines for payment

The buyer and the seller agree that the transfer of the property rights of the parking space shall be completed within six months from the date of issuance of the license, and the payment shall be completed within two months after the registration is completed.

Article 6 Buyer’s Obligation

The buyer shall cooperate with the signing of the Household Statute and the Parking Management Convention.

The buyer shall perform the following obligations before registration of the parking space property rights transfer:

Pay the self-provided money other than the third retention monies.

Pay the taxes and fees payable by the buyer as set out in Article 10.

Article 7 Seller’s Obligation

Article 8 Warranty Period and Scope

Article 9 Conditions for the Transfer of Contract

If the buyer wants to transfer the parking space contract to another person before the registration of the property rights of the parking space of this contract and before paying the various terms, the seller shall agree in writing to the seller and the seller shall not refuse without reasonable reasons.

The buyer agrees to pay part of the handling fee to the seller at the time of the transfer of the contract.

The seller agrees that the handling fee of the preceding paragraph shall not exceed two thousandths of the parking space price.

Article 10 Tax Burden

Taxes and fees payable by buyers and sellers shall be handled in accordance with the following provisions, in addition to the relevant provisions:

The land price tax and the housing tax are shared by the buyer and the seller on the date of the payment. The land value-added tax shall be calculated on the basis of the present value of the land announced in the year in which the license is issued, and shall be borne by the seller.

The property registration fee, stamp duty, deed tax, supervision fee, agency fee, loan insurance fee and various additional taxes shall be borne by the buyer. Article 11 Processing of Specification Errors

Article 12 Other Agreements

If the seller fails to perform this contract due to circumstances such as natural disasters, land changes, etc., or due to changes in government regulations or other matters that cannot be attributed to the seller, the parties agree to terminate the contract. The seller shall cancel the contract and return the buyer without payment. Pay the parking price.

The buyer agrees to purchase the parking space of this contract and shall use it in accordance with the law in the future.

Article 13 Penalty for breach of contract

If the seller violates the provisions of the first paragraph of the preceding article or violates the second day of the seventh paragraph regarding the overdue start date or the completion date of six months, the buyer may cancel this contract. At the time of termination, the seller shall refund the buyer's paid price and the late interest, and shall also pay a penalty of 20% of the total price to the buyer. However, if the amount of compensation exceeds the price paid by the buyer, the amount of the payment shall be limited.

If the seller fails to register or pays the bill in violation of the provisions of Article 5, he shall pay the delayed interest of 5 millionth of the price of the parking lot paid by the buyer on a daily basis. If the overdue period is up to six months, the buyer may cancel the contract in accordance with the provisions of the preceding paragraph. However, this is not the case for those who cannot be attributed to the seller.

If the buyer violates the provisions of the first paragraph of Article 3, the overdue payment is up to six months, and the seller has not paid the contract within a certain period of time by the letter of the deposit. Article 14: Treatment of doubts

Article 15

As a result of the litigation in this contract, the parties agree to use the local court where the land is located in Article 1 of this contract as the court of first instance.

Article 16 Effect of Subsidiary Files and Separation of Contracts

The subsidiary file of this contract is considered part of this contract.

This contract is stipulated by the buyer and the seller, and is valid from the date of signing.

The seller shall not request the recovery of the contract held by the buyer.

Article 17 Disposal of unfinished matters

In the event of any unfinished business, the parties agree to deal with it fairly in accordance with relevant laws, customs, and good faith principles.
