House lease contract (personal version)

According to the "Contract Law of the People's Republic of China" and related regulations, Party A will lease the house to Party B. To clarify the rights and obligations of the lessor and the lessee, the following agreement is signed by both parties:
Article 1: Location, area and number of houses: Article 2: Lease term The lease time is from the date of the year to the day of the month, and the lease term is the year.
Article 3: Payment of rent and rent B. Party A pays monthly rent to Party A. The payment method is cash payment, which is paid on a monthly basis. That is, Party B must pay Party A a one-off monthly rent.
Article 4: Party A’s obligations
1. Party A shall deliver the house to Party B at the time agreed by the parties to the contract. If it is overdue, it shall be deemed to be in breach of contract.
2. Party A shall guarantee the ownership of the rental house.
3. Party A shall not interfere with Party B's legitimate business activities.
Article 5: Party B’s obligations
1. Party A will transfer the existing inventory commodity price to Party B at a discount of RMB 350,000. Party B must pay RMB 350,000 in one lump sum before signing this contract. Otherwise, this contract will not take effect.
2. Party B shall pay the rent to Party A in accordance with the time limit and manner as stipulated in this contract. If it is overdue, it shall be deemed to be in breach of contract.
3. Party B must use the rented house reasonably and must not change the use of the house without authorization; Party B is responsible for the maintenance of the house during the lease period and bears the relevant expenses.
4. During the lease period, Party B shall not sublease the rented house without the consent of Party A, otherwise it shall be deemed to be in breach of contract.
Article 6: Liability for breach of contract Party A and Party B shall perform their respective obligations in strict accordance with the provisions of this contract. If there is a breach of contract, they shall pay the breaching contract to the other party, and the other party shall also have the right to terminate this contract.
Article 7: Other Agreements
1. During the lease period, Party B may, with the written consent of Party A, revamp and add equipment to the rented house, but shall not change the main structure of the house and damage the wall of the house and the original decoration facilities. After the expiration of the lease or the early termination of the contract, Party B shall remove the equipment that can be removed without damage to the structure of the house and the wall facilities. If it is overdue for more than three days, Party B shall be deemed to have waived the equipment. Ownership, the ownership of the equipment is transferred to Party A free of charge, and the part of Party B that can not be removed and removed after renovation is directly obtained by Party A without compensation.
2. When signing this contract, Party B shall pay Party A the performance bond. If Party B can fully perform its contractual obligations, Party A shall return the performance bond to Party B after the lease expires; if Party B has breach of contract during the lease period, Party A will not refund the performance bond.
3. During the lease period, Party B cannot ask Party A to reduce the rent for any reason, and Party A will not accept it.
Article 8: Resolution of Disputes If Party A and Party B have disputes arising from the performance of this contract, they shall first resolve them through negotiation. If the negotiation fails, either party may bring a lawsuit to the court.
Article 9: This contract is made in two copies. Party A shall hold one copy and Party B shall hold one copy. This contract shall take effect from the date of signature and seal of both parties.
