Article 10 During the lease period, Party A shall be responsible for paying the use fee of the land used for the leased house and the tax and house lease management fee and fee arising from the house lease; Party B shall be responsible for paying the water and electricity fee, sanitation fee and house management fee for the leased house on time. , fees, etc. due to the use of rental housing.
Article 11 Party A shall ensure that the leased houses and their ancillary facilities delivered can achieve the purpose of leasing and ensure that their safety complies with the relevant laws, regulations or rules.
Party B has the right to request compensation from Party A for any personal or property damage caused by Party A's intention or negligence.
Article 12 Party B shall use the leased houses and their ancillary facilities reasonably, and shall not use the leased houses to engage in illegal acts; Party A shall not interfere or obstruct the normal and reasonable use of the leased houses by Party B.
Article 13 In the process of using the leased house, if Party B is not at fault, the leased house or its ancillary facilities may cause damage or malfunction that hinders safety and normal use, Party B shall promptly notify Party A and take possible effective measures. To prevent the further expansion of the defects; Party A shall, after receiving the notice from Party B, carry out the repair or directly entrust Party B to repair on its behalf; Party B shall not notify Party A or Party A to notify Party A or Party A that it will not perform the maintenance obligation within the time specified above. Article 14 If the improper use or unreasonable use of Party B causes the rental house or its ancillary facilities to appear or interfere with safety, damage or malfunction, Party B shall promptly notify Party A and be responsible for repair or compensation. If Party B refuses to repair or compensate, it may be repaired by Party A after being recorded by the contract registration authority, and the relevant maintenance costs shall be borne by Party B.
Article 15 In the period of validity of this contract, if Party A or Party B reconstructs, expands or renovates the leased house, Party A and Party B shall sign a separate written agreement.
Where the provisions of the preceding paragraph are subject to the approval of the relevant department as required, they shall be submitted for approval before proceeding.
Article 16
During the period of the lease, Party B may sublet the leased house in whole or in part to others and go through the registration formalities with the rental authority. However, the term of the sublease shall not exceed the lease term stipulated in this contract;
Party B shall not sublease the leased house in whole or in part to others. Article 17 During the period of validity of this contract, if Party A needs to transfer part or all of the property rights of the leased house, Party B shall notify Party B in writing one month before the transfer. Party B has the right of first refusal under the same conditions.
If the leased house is transferred to another party, Party A shall be responsible for informing the transferee to continue to perform this contract when signing the transfer contract.
Article 18 During the term of this contract, if one of the following circumstances occurs, the contract shall be released or changed:
Force majeure occurs, making this contract impossible to perform;
The government expropriates, acquires, recovers or dismantles rented houses;
Party A and Party B agree.
Article 19 When one of the following circumstances occurs, Party A may, in the event of such loss,
