After friendly negotiation, both Party A and Party B have formulated the following leases based on the principle of mutual benefit:

First, the parking space of Party A: the parking space in the underground parking lot;

Third, the way of rent:

1. Party A will lease the parking space in the basement to Party B.

4. Party A shall arrange the 24-hour duty and intelligent monitoring and management of the yard management personnel.

5. Party A shall be responsible for the fire protection facilities and cleanliness in the parking lot.

5. Party B's rights and obligations:

1. When signing the "Lease Agreement", you must show the Golden Home Smart Card and provide a copy of the owner's identity certificate and vehicle driving license.

2. Party B must purchase all the insurance of the vehicle and lock the vehicle at the same time. The valuables and vehicle access badges must not be placed in the vehicle. Otherwise, the vehicle will be lost and accidentally damaged, and Party A will not be liable for any compensation.

3. After Party B handles the monthly rental parking pass, the owner of the vehicle has the right to enter and exit the parking lot for an unlimited number of times during the month.

4. Party B must park the vehicle within the designated parking space boundary, otherwise Party B shall bear all responsibility and consequences.

5. If Party B rents the designated parking space and is occupied by other vehicles, Party B has the right to request Party A to assist in the evacuation. Party A shall cooperate as much as possible.

6. Party B must follow the special system for the entry permit and prohibit lending, exchange, and overdue use.

7. Party B shall not use the parking space for other purposes.

8. Party B should consciously take care of the public facilities and sanitation of the parking lot.

9. Party B shall consciously pay the parking space rent on time.

6. This Agreement shall be made in two copies, each party holding one copy, which shall become effective upon signature, and the parties may separately negotiate the matter.

Part 3: Parking Space Lease Agreement

After full negotiation, Party A and Party B will rent Party A's ____________________ private parking space to Party B as a vehicle for parking, and sign the following parking space lease contract terms, and Party A and Party B will abide by and implement it.

3. The venue leased by Party A shall be used only by Party B as a parked vehicle and shall not be kept for any safekeeping; if any vehicle parked by Party B has any loss or is damaged by human beings, Party B shall bear all consequences.

5. Party B's responsibilities and obligations:

1. During the lease term, Party B must pay the rent of the parking space on time according to the terms of the contract; if Party B defaults on the rent for one week, it is deemed to be the act of canceling the contract by itself. Party A has the right to take back the parking space and retain the Party B's right to recover the arrears and liquidated damages. .

2. During the lease term, if Party B needs to release the parking space in advance, Party B must notify Party A one month in advance and terminate the contract. Party A shall refund the remaining rent of Party B after deducting the rent for one month.

3. Party B must park the vehicle according to the requirements of the parking space and property management and take anti-theft measures. Any loss of any lost or damaged vehicle shall be borne by Party B.

6. This contract shall enter into force on the date of signing by both parties, and shall be supplemented as a supplementary agreement afterwards, and shall have the same effect as the contract.
