Second, the house handover work

In the whole year, a total of 691 sets of business houses were handed over, and the problems raised during the acceptance of the house delivery were dealt with in a timely manner. The settlement rate of maintenance reached 100%. The supporting facilities such as greening and leisure plazas were successfully handed over.

Third, complaint handling work

The complaints throughout the year mainly focused on the leakage of household houses and basements, garage repairs in the East District 11#-16#, and security door repairs. In response to the above problems, the property company actively cooperated with the project to conduct centralized inspection and maintenance, ensured the efficiency and quality of maintenance, and reduced the complaint rate to a minimum.

In response to complaints about construction noise disturbances and rental household disturbances, the property company actively negotiated with the construction team and the local police station and conducted a unified investigation of the tenants, which was finally effectively resolved.

Fourth, service, maintenance work

Daily maintenance. The Eastern District is mainly responsible for the handling of repair problems for the industry. The maintenance settlement rate is 100%. The West District is mainly for the maintenance of the new handover house. According to the problems in the “Transfer Acceptance Form”, the engineering department is promptly repaired, and the process is monitored and returned.

Charge work. The charging work for the whole year was completed well. Except for vacant houses, all the fees receivable have been recovered. The charge rate is 100%.

Environmental sanitation. In the maintenance of landscaping, cleanliness and sanitation, we constantly improved and changed the management methods, and tried to ensure that the landscaping was intact, clean and tidy. There were no green pests, no deaths and outbreaks of flowers and trees in the area under the jurisdiction, and organized The year-end health checkup has created a comfortable and warm home for the residents in the area.

Decoration and solar management. Strengthen the management and supervision of the decoration team and the solar installer, so that problems can be dealt with in a timely manner, and the phenomenon of illegal decoration has been significantly reduced. There have been no safety accidents and large complaints caused by violations, and no damage has been caused to the roof and various corridors.

Security management. Due to the existence of some projects under construction in the Western District, the safety management work was intensified, and no fire or robbery accidents occurred throughout the year. However, there were 7 incidents of bicycle and locomotive theft. Therefore, there should be no negligence, paralysis and luck in the safety work. More efforts should be made to manage the entry and exit of foreign personnel and vehicles to avoid similar or more serious accidents. V. Community culture construction

Eighth: The engineering department has low maintenance efficiency, which affects the overall service image of the property to a certain extent.

Efforts: In the new year, we should improve the professional management of the property, service knowledge, and work standards as the focus of training and learning, strive to improve work efficiency, and contribute to the company's development and growth. Second: pay attention to the work style construction of the department, strengthen management, unite and work diligently, and form a good style of internal management and external image.
