8, fire and safety:

Party B shall be responsible for the safety of its operations and the safety of its business operations.

9. Liability for breach of contract:

A. Except for the above-mentioned relevant agreements, neither party may propose to terminate this contract in advance during the validity period of the contract. If so, the proprietor shall bear the liability for breach of contract and pay 50% of the unexpired rent to the other party as liquidated damages.

B. The house lease fee shall be paid in accordance with the provisions of item 5 of this contract. If the payment is overdue, Party B shall bear the following responsibilities:

On the 5th day of late payment, Party A has the right to charge a fine of the amount payable at 1% per day.

If the payment is overdue to 15th, Party A shall be entitled to a fine of 1% of the amount payable per day; no refund of the lease deposit paid by Party B; the right to terminate the contract to recover the rented house.

10. Renewal:

Upon expiration of the contract, Party B shall have the right to renew the lease under the same conditions; if Party B does not renew the lease, Party B shall notify Party A in writing two months in advance, after the expiration of the contract, the unremovable decoration in the room shall be paid to Party A without compensation. 11. Other matters:

If the contract cannot be fulfilled due to force majeure such as fire, flood, earthquake, government order, etc., both parties may cancel the contract and shall not be liable for breach of contract.
