5. It is recommended that the property management company organize the repairs in a timely manner according to the common parts of the building, the shared facilities and equipment, and the municipal public facilities that are within the scope of property management;
6. Have the right to attend the owners' meeting and have the right to own the property. Voting rights for major management decisions;
7. Have the right to ask the owners' management committee and the property management company about the matters related to property management and get a reply;
8. Have the right to request the owners' management committee and the property management company to publish the property management income and expenditure accounts regularly according to the prescribed time limit;
9. Have the right to make suggestions, opinions or criticisms on property management
10. Have the right to make complaints or make comments and suggestions to the property management department;
11. Other maintenance personnel who have the right to request the adjacent parts of the building construction shall bear the responsibility for maintenance and repair. 1. When using, operating or transferring the property owned by the property, it shall abide by the property management regulations and policies;

3. Consciously maintain the cleanliness, beauty, smoothness and public facilities of public places;
4. Pay the property management service fee, the house maintenance fund and other fees as required;
5. If the owner needs to carry out interior decoration and decoration, he must abide by the property decoration and decoration management regulations, fill in the application form, report to the property management company for review and approval, pay the decoration and decoration deposit to the property management company before construction according to the regulations, and the property management after completion. The company conducts inspections. If there is no violation of regulations, violations or obstruction of normal use of the property, the deposit will be refunded. Otherwise, it will be deducted according to the violation and will be rectified within a time limit. If it is a unified transportation of garbage and stucco stairs, it should also pay the garbage. 8. Understand and promise that owners and non-owner users and property management companies do not have personal, property custody or insurance relationships in the property;
9. Within the scope of this property, the following actions shall not be allowed:
Unauthorized changes in the structure, appearance, design use, function and layout of building construction and its facilities;
Internal and external load-bearing walls, beams, columns, slabs and balconies of houses shall be illegally chiseled, demolished, erected and built;
Occupying or damaging common parts, facilities and public places such as stairs, passages, roofs, platforms, roads, parking lots, bicycle houses;
Unauthorized damage, dismantling, transformation of power supply, water supply, gas supply, communication, drainage, sewage, fire protection and other public facilities;
Do not stack items, discard garbage, or parabolic objects;
Store flammable, explosive, highly toxic, radioactive and other items and discharge toxic, harmful, dangerous substances and poultry, pets, etc. in violation of regulations;
Trampling, occupying green areas, damaging, and painting garden buildings;
Affect the city's objective view or the messy, messy, hang-up, billboards, etc. of the property panel;
Arbitrarily park the vehicle and honk the horn to create noise that exceeds the required standard;
Use the house to endanger public interest or other unethical behavior;
Other acts prohibited by laws, regulations, and government regulations.

Second, the owners' meeting and the owners' management committee

6. After the establishment of the Owners Management Committee, it is responsible for convening the subsequent owners' meeting and holding it at least once a year.

Third, liability for breach of contract

2. If the owner fails to pay the management service fee, the house maintenance fund and other expenses as well as the compensation and liquidated damages, he shall be subject to a late payment fee of three thousandths of a day; if the owner fails to pay the due date without overdue for three months, the property management company It can take measures such as water stop, power outage, and gas stop.

Fourth, other matters
1. This Convention shall be examined and approved by the development and construction unit or the property management unit entrusted by it to the district property management department, and shall be signed by the owner when handling the domestic formalities, and shall become effective after being signed by 15% of the occupied owner.
2. This Convention shall have the same effect for all owners and non-owners of the Property. The owners change and the Convention continues to be valid.
3. The owners' meeting may modify and supplement this Convention according to the actual situation of the property, and report to the district property management department for nuclear preparation in advance. The revised supplementary clause shall take effect from the date of adoption by the owners' general meeting and shall not be re-signed by the owner.
4. If disputes arising from this Convention between the owners, the owners and the owners' management committee, and between the owners and the property management company are not negotiated, they shall be submitted to the municipal property management department for mediation, or submitted to the Shenzhen Arbitration Commission for ruling according to law.
5. This Convention is issued in triplicate, with each owner, owner management committee and property management company holding one copy.
