Entrustment contract (for property management)


Party A:

Both Party A and Party B agreed to the following provisions in accordance with the requirements of the “Measures for the Administration of Property Management in Changzhou Urban Residential Areas” issued by Chang Zhengfa [1994] No. 107 Document.

First, housing management

Party B shall sell ____ ___ square meters of ____ new village housing to employees in accordance with the provisions of the Municipal ____ file. It is now entrusted by Party A to manage and pay the entrusted management fee to Party A in accordance with the provisions of Article 3 of this contract.

The above-mentioned houses are subject to unified professional management by Party A.

Second, the house repair

Party A is responsible for the maintenance and daily maintenance of the shared parts and facilities of Party B, and guarantees the integrity and normal use of the facilities in the shared parts of the house.

If the normal zero repair of the self-use part of the hosted house is entrusted to Party A, the cost shall be paid by the purchaser.

Third, the custody fee

According to the regulations of the municipal government archives on “establishing a housing sharing facility maintenance fund”, Party B pays Party A a preferential price for the sale of the house or subsidized the sale of the house, totaling RMB ___ yuan, Y____ yuan, as the house entrusted management fee. Party B shall, within 15 days after the signing of this contract, transfer the above amount to Party A's “Household Common Facilities Maintenance Fund” account, account ________, Party A guarantees the special funds, and accepts B review.

Party A is responsible for the routine maintenance of the facilities of the shared parts of Party B, and the expenses are spent from the value-added part of the above-mentioned housing parts maintenance fund. In case of medium, large or minor projects, if the above-mentioned fund's value-added part is insufficient, the short part will be apportioned by Party B.

Party A shall provide timely maintenance and maintenance of the facilities of the shared parts of the managed houses. If Party A is not timely and causes adverse consequences, Party A shall be responsible.

Fourth, other

In order to facilitate the management and maintenance of the hosted houses, Party B shall hand over the relevant housing files, drawings and technical materials to Party A for documentation.

In case of natural disasters that are irresistible by manpower, damage to houses, collapse, etc., are not the responsibility of Party A.

This contract shall become effective after the signing of the “Household Common Facilities Maintenance Fund”.

This contract is valid from the date of the year to the day of the month.

This contract is made in triplicate. Each party shall hold one copy for each party, and one for the city's property management department to record the contract. The contract applies the concessions and subsidies to sell the two types of houses.
