In accordance with the establishment and appointment of the property company's organizational structure in 2019, I am responsible for the work of the Property Management Department of the West District of Jinan. This management department has seven government administrations, the Industrial and Commercial Bureau, the Personnel Bureau, the Xinhua News Agency, the Provincial Party School, the Railway Bureau, and the Provincial Commission for Discipline Inspection. The property project consists of a total management area of ​​more than 300,000 square meters. Most of the projects are both residential and office buildings. It represents the management level and market image of the company in Jinan and the property management industry in Shandong. The overwhelming majority of these projects have been in place for more than a year, and the owners have gradually become less eager to enjoy the new property management, replacing them with higher service expectations and more discerning eyes. Facing the implementation of the Labor Contract Law of 2019, the employment situation in the property management industry is severe and the cost is increasing, the standards of the owners are increasing year by year, the dilution of the management backbone of each project, the difficulty and scale of management are increasing, how to lead the employees to innovate. Active work, continuous consolidation of project management, and promotion of Runhua property brand are the focus of my work this year. My work goals are:

2, Runhua property corporate culture publicity work in depth into each management team

3. The training work is hierarchical, effective, and institutional.

4. Pay attention to detail management and strengthen the implementation of good rules and regulations.

5. Emphasis on the potential of the project is the increase in property income.

In order to complete my work goals, I will implement the following work measures:

First, the discussion of the property management of the office building of the party and government organs, forming the Runhua property model and characteristics.

1. Create a harmonious office building and promote the health culture of the office building:

1) Prepare emergency plans for emergency incidents in office buildings, including fire, theft, robbery, water stoppage, power outage, flooding, elevator trapped people, injured diseases, etc., according to the actual situation of the project, and widely disseminated to the owners. Create a safe atmosphere.

2) Each management office is equipped with a safety and convenience box, which is equipped with a pump, a band-aid, a towel, a whistle, a sewing kit, a heart-saving pill, etc., to provide convenience for the owner, in case of emergency.

3) Establish a health column in the office building, which is divided into four issues, spring, summer, autumn and winter, to promote health knowledge, covering food, sports, disease, nutrition, etc., to create a healthy cultural atmosphere, and to send health knowledge to the owners.

2. Extending the office building property management service scope: Based on the original first-inquiry responsibility system, further extending the service to meet the needs of the owner, such as lost office keys, bicycle puncture, broken computer, or even home There is no agreed problem in the contract such as TV failure, electric refrigerator not cooling, etc. The management office treats the owner as a friend, rushes to establish a service service telephone file, and consciously contacts some furniture repairs, door and window maintenance, vehicle maintenance, and pipeline dredging. Curtain installation, woodworking mud and water workers who know the roots, as well as maintenance calls such as tap water, gas, power supply bureaus, etc., are provided to the owners when they need them, to solve the urgent needs of the owners.

3. Promote the “five no” service in the management office, which is an important embodiment of the smile service. First, the owner’s inquiry does not say “no”; the second is that the owner’s complaint does not say “no”; the third is that the demand inside and outside the post does not say “no”; the fourth is to face difficult and difficult problems. The word "no"; the fifth is not to say "no" to the service items that the company does not have.

4. In the first half of the year, each management office comprehensively investigated the needs of the owners and launched new services.

Second, in-depth publicity of corporate culture, so that the corporate culture of Runhua Property Company goes deep into each management team.

1. Formulate the corporate culture work plan of the Property Management Department of Jinan West Area in 2019.

2. Establish a correspondent system. Each management office has set up a correspondent, and is responsible for the publicity and reporting of the management office with the main positions of the Runhua News, Centennial Runhua and Jinan Property Management Magazine. At least one article per month, reported to the project department before the 20th, all the manuscripts except for submission, the management department prepares a cultural briefing every month and sends it to the management offices to strengthen the communication of the management office.

3. Each quarter, each management office organizes the Runhua newspaper reading activities, writes the activities, and enhances the employees' sense of identity, pride and centripetal force.

4, the preparation of corporate culture publicity manual, mainly including the group profile, the property company succinct, project introduction, company honors, etc., for the pre-employment training of employees, the head of the management department is responsible for the first class before entering the division.

Third, the training of the management department is hierarchical, effective, and institutional.

1. Each management office will work in a timely manner, earnestly grasp the work level and existing problems of the management office, and formulate effective training programs.

2. Monthly regular training will report the training plan on time, and check the implementation of the plan and the training effect from time to time.

3. Improve the pre-employment training of employees and introduce the contents of pre-job training, which shall be implemented by the directors and assistants of each management office.

4. Increase the training of management personnel. As the saying goes: "There is one soldier, one will bear a nest", the level of the backbone staff of the management office can not be improved, the level of the operation layer can be imagined. At the weekly management meeting, in addition to the discussion work, the director of the management department is responsible for training the backbone, and the content should be recorded in the meeting minutes and included in the director's assessment. Similarly, at the meeting held by the Property Management Department, it is also necessary to supervise the learning of the Director of the Procuratorial Management Office.

5. The directors of the management offices will work with the assistants to write a property management implementation manual for their own projects. It is required to combine experience and sum up experience to facilitate the mutual complementarity between projects. The contents of the manual include: project overview, organizational structure, management system, case summary, cost estimation, and actual combat experience. In the summary, we constantly improve ourselves and lay the foundation for future management.

Fourth, pay attention to the details of management and execution, and the service level will be upgraded.

The details exist in every day's work. My physical experience is that the system is perfect again. If it is not implemented, it can only be empty talk. If it is not consistent and does not persist, it is a problem with our inspection and supervision. Especially for projects that have taken over more than one year, the director of the management department must constantly reflect on himself.

1. Establish a equipment management team. Each project draws a equipment operation personnel and sets up a equipment operation team. Develop team responsibilities, work goals and measures. Find hidden dangers of each project to ensure safe operation of the equipment.

2. Integrate the power of cleaning, introduce housekeeping services, and gradually mature. Including service items, service prices, operating modes, distribution mechanisms, cleaning tools and the use of detergents.

3. Improve the warehouse management of each project. Integrate the material resources of each management office, add the recycling of most items, and save costs. And organize cleaning and maintenance backbone exchange experience.

4. Comprehensively check the implementation of the various systems of the Management Office. For the rules and regulations that have been implemented but have not been adhered to or implemented, they must be carefully studied and re-implemented.

5. Emphasis on the potential mining of the project is a further increase in property income.

The implementation of the Labor Contract Law in 2019 has further increased labor costs. At present, the increased costs of the Trade and Industry Bureau, the Personnel Bureau, the Administrative Building and the Railway Bureau have been put in place and the contract is under sign. The Xinhua News Agency project has been signed at the end of XX due to the contract, and the cost is more difficult. The Provincial Commission for Discipline Inspection is a new project, and the cost is also difficult. The provincial party committee's correction is actively pursued. Whether it is to increase the cost of the party school or the owner, it should be very hopeful. In addition, each management office will actively expand the market:

1. The property management work of the office building and dormitory directly under the Municipal Bureau of Industry and Commerce. And two cleaning service projects have been added to the mobile company.

2. The property management of the office building of the Party School of the Provincial Party Committee and other dormitory buildings strives for work.

3. The Provincial Discipline Inspection Commission has actively paid attention to the new dormitory building.

4. Contact of the cleaning service project of the office building around the railway bureau.

At the beginning of 2019, the company successfully took over the full commissioned project of the provincial hospital and achieved a good start, which caused great shock in the property management industry in Shandong. Although we still face many difficulties, the company's development is full of hope, we have reason to believe that: Runhua property will be even better tomorrow!
