Conducted multiple rounds of negotiations with the Property Management Office on the price of property fees in the "Provisional Service Agreement for Chaoyangyuan Property Management", and finally reached a consensus on this issue, and issued a new "Chaoyangyuan Property Management Temporary Entrusted Service Agreement" for the owners of the park. Vote.

2. Successfully convened the 2nd Owners' Meeting of Chaoyang Park and proposed four resolutions: “Provisional Entrusted Service Agreement for Chaoyangyuan Property Management”, “Resolution on Implementing Chaoyang Park to Extend Low-temperature Heating Scheme”, “On Implementation of Chaoyangyuan Building, The resolutions on the reform of the access control security system of the clubhouse and the resolution on continuing to retain the information column of the Chaoyangyuan Clubhouse were voted for all the owners of the park.

3. Successfully completed the issuance and collection of the written request for comments from the Chaoyang Park owners' meeting. In strict accordance with the written opinions of the Chaoyang Park owners' meeting, the residents' committee\owner volunteer\supervisory committee and other personnel were invited to participate in the statistical voting results and the whole process. After supervising, after careful statistics on the recovery of the written opinion letter, the statistical results have been announced to the park owner.

2. Full discussion with the property on matters of concern to the owners of the park, mainly including:

1. Regarding the cancellation of the shuttle bus and the property to hold several meetings and discussions, the industry committee requested the property management office to separately allocate the expenses saved during the temporary suspension of some of the shuttle buses, and set out the budget for operating the vehicles, and more The secondary property statement stated a clear attitude of maintaining the original service quality.

2. The lease contract between the bottom business and the property will expire at the end of the year, and the property will be urged to introduce the bottom management plan as soon as possible to regulate the operation of the park's bottom business.

3. With the approval of the “Chaoyangyuan Property Management Temporary Entrusted Service Agreement”, the revision of the club management plan has become a top priority. The committee recommends that the property modify the club management plan in accordance with the requirements of the new entrusted service agreement and strengthen the implementation of the plan. On the basis of reasonable and effective use of the club, it will become the center of leisure and entertainment for everyone.

Third, other work conditions

1. Further improve the work structure of the industry committee, in accordance with the principle that each member is responsible for the committee and submitted to the committee for discussion and implementation. In the quarter, a total of 32 cases were received from the owners to the industry committee, and other consultations were conducted by telephone. Communicating and other items, the industry committee warmly received and patiently explained the problems raised by the owners. At the weekly meetings, they timely reported the owner's complaint information to the property, and urged the property to reply and solve the problem as soon as possible.

2. Established the owner's participation in the conference system\owner complaint registration system\the committee meeting agenda voting system, etc.

3. In response to the owners' complaints about greening, sanitation, and raising dogs, we will focus on supervision and mainly solve the following problems:

3.1 Greening of the park: Regarding the basic conditions and existing problems of the current greening work in the park, the director of the greening work and the person in charge of the greening work of the park will be invited to discuss the many issues of the greening work in the park. .

3.2 Park Health: During this period, the property will adjust the two cleaning companies outsourcing of Chaoyang Park cleaning to a company. After adjustment, they will communicate with the responsible person of the cleaning company that has been adjusted and left to understand the specific situation and problems of the cleaning work in the park.

3.3 Park Planning:

3.3.1 About the demolition of the wall behind the basketball court, the basketball court issues and property communication. In view of the fact that the key point lies in the rectification and reconstruction of buildings and ancillary facilities in accordance with the provisions of Article 6-4-5 of the Chaoyang Garden Owners' General Assembly Rules of Procedure, all owners must vote and double-half. This issue can be resolved by the next vote.

3.3.2 Regarding the expansion of the south wall of the park, the developer has presented the drawings approved by the Construction Committee. The planning line for the first and second phases of Chaoyang Park is consistent with the existing wall.

3.4 Dogs in the park: Due to the Olympics, this work has been basically shelved during this period, but there are many complaints from the owners. This problem has become a major problem affecting the harmony of the park.

1. After signing a formal contract with the property company, urge the property to strengthen the management of the park, and maintain and further improve the service quality and quality of the park.

2. In order to ensure the normal life of the owner and the normal operation of the work in the park, the issue of the property fees owed by some owners of the park will be coordinated with the property to start collecting and collecting the work.

3. Start to write a comprehensive, specific and formal property management entrustment contract.

4. According to the plan, the auditing supervision of the property management office will be carried out. The goal is to monitor the hot issues of the owners' monthly hotspots.

5. Strengthen the specific supervision of the property service work and urge the property to introduce the bottom management plan before the end of the year.

6. Strengthen the supervision of the parking lot and urge the property to improve the installation and commissioning of the surveillance camera system of the parking lot as soon as possible. Optimize existing security solutions and facilities in the park and building, and study the feasibility of erecting image acquisition equipment in security blind spots as soon as possible.

7. The overall greening work plan of the park will begin in March next year. Prior to this, the owners of the greening work in the property, the greening company and the park were prepared to discuss and formulate corresponding rectification plans for the problems existing in the greening work of the park. Strengthen supervision over the greening and cleaning of the park.

8. The health work plan recently announced health cleaning standards in the park, requiring the property to establish a health supervision feedback model.

9. Raising dogs: In response to the hot spots and difficult problems in this park, the property is required to formulate practical implementation rules and supervise and assist the property implementation.
