I. Brief introduction of the project The project consists of 9 floors of 12~18 storeys on the ground, 2 underground garages and foot garages. The planned area on the ground is 82,380 square meters. The actual measured area on the ground is 82,887.64 square meters, which exceeds the planned area of ​​507.64 square meters. The total investment of the project is about 270 million, and the investment in the XX project is about 0.6 billion. So far the entire community has successfully exceeded 90% of the rate of delivery, it should be said that the entire industry has reached a relatively high rate of delivery. The entire project successfully completed the company's established goals, and has been well received by the majority of owners, especially in the community landscape greening, peripheral effects and the quality of construction materials have been unanimously recognized by the owners.
Second, do a good job in the construction of the * project. In terms of the project site situation at the beginning of the year *, the civil engineering project was basically completed at the time, but most of the details were still not completed. Most of the installation projects did not wear the wires and cables. And the outdoor supporting projects have entered the construction phase in an all-round way, and the construction progress of the entire project is seriously lagging behind. After it was fully integrated into the landscape greening and outdoor supporting projects, it brought serious impact to the construction of the entire site. At that time, the units for the landscape greening construction of our project were foreign enterprises, and the various projects in Hangzhou, such as electricity, water and telecommunications. The unit has no experience in cooperation, so coordination difficulties during the construction process cause frequent process conflicts to affect the progress of the project. In particular, due to the internal reforms of the power company, the residential power construction team has changed the original power supply construction into a unified bidding for the construction team by the power company. Although the cost of our company was saved by about 1 million yuan in cost, the recruited team was a non-local unit. Therefore, in the process of construction and power transmission, the project brought the elevator to the construction and subsequent acceptance. The inconvenience of various systems being unable to debug, etc., seriously disrupted the schedule of the entire project. However, under the leadership of the company's leaders, our engineering staff strengthened their confidence and ruled out various unfavorable factors. At that time, according to the characteristics of the engineering staff, the job responsibilities of each engineering personnel were adjusted in time, so that all engineering personnel actively participated in the construction units. Coordination and communication in which to thread the needles as much as possible so that the supporting units can cooperate with each other to make the project progress smoothly. Through the efforts of the staff of our engineering department, the * project finally completed the construction project in early July XX, paving the way for the subsequent comprehensive completion acceptance.
Third, do a good job of * project acceptance work from the * project completed in July after the construction of the site, the project also officially entered the comprehensive completion acceptance stage. Therefore, in the case of the company's non-project front-end department and the adjustment of new and old employees, the engineering department has made appropriate adjustments to the internal and external division of labor according to the original work arrangement of the engineering department personnel combined with the inspection and acceptance contents of the completion acceptance and certification data operation guidelines. Since our company is also the first project of * as a foreign unit, it is difficult to accept and accept the quality supervision and acceptance, power acceptance, fire inspection, human defense acceptance, planning and acceptance, traffic police acceptance and house management mapping. In particular, as for the planning acceptance, my project exceeds the 1% of the planned area in terms of area. According to the existing file regulations of the current city, the project that exceeds 1% of the planned area will be suspended for work and re-reported to the Municipal Construction Committee for project approval, such as According to this regulation, the delivery of my project can be said to be nowhere in sight. To this end, the staff of the engineering department communicated with the relevant personnel of planning and surveying, and proposed the demolition of the top glass awning of the 1#2# building and the fire exit of the 2# floor of the building. specific measure. Although various unforeseen difficulties appeared in the various acceptance procedures mentioned above, under the leadership of the company, in the process of various acceptances, my engineering department worked together to work overtime to run the data in the daytime, and the various inspection departments, especially the company leaders. 4. Do a good job in the delivery of the * project Since the completion of the greening acceptance of the project from September 30, XX, the *real estates stationed in the * community have carried out a relative household problem according to the problems frequently occurring in the current city. Inspection work. In response to the problems of balcony floor leakage, indoor hollow drum and paint damage on the entrance door of the household, the special rectification team led by the person in charge of the construction department and the person in charge of the property was formed. Implemented the personnel of the engineering department to the responsibility system, and actively organized the construction personnel to carry out overtime assaults. For the repair of the entrance door paint damage, professional furniture lacquer masters need to repair it. Therefore, the engineering department coordinates the general contractor unit and each sub-contracting unit to bear the responsibility, and repairs the repair force from the external organization. Since the handover of the house on October 28, XX, the staff of the Engineering Department actively cooperated with the property to carry out the work of the house. During this period, the professional answers were given to the various questions raised by the owners during the delivery process and the site inspection work was carried out in due course. 5. Do a good job of rectification after the project is delivered.
After the delivery of *, the engineering department staff worked overtime to sort out the house delivery acceptance list of the Real Estate Co., Ltd., sorted out the problems raised by the owner in the list, and immediately organized relevant personnel to carry out on-site re-inspection of the corresponding problems in the list. During the stipulated time, my engineering staff made a one-on-one telephone call back to all households. In response to the main problems after the finishing of the bay window water seepage, wall hollow, aluminum alloy installation damage, the Ministry of Engineering organized the responsible person and technical personnel of the relevant units to conduct on-site inspections to hold a special meeting and implement the responsible person system, strict supervision Each rectified construction unit will carry out effective and rectification work within a limited time. For the design defects such as air-conditioner positions proposed by the owner, the engineering department actively responded to the owner's thinking on the premise of not harming the company's interests. The design and property department of Huitong proposed the corresponding transformation plan according to the actual situation on site. Up to now, the rectification of the residential area has been basically completed. The rectification of the No. 1 building is also scheduled to be completed by the end of January XX. The water pipe renovation of the air-conditioning unit will also be completed in mid-January XX.
In the past year, with the joint efforts of the engineering staff, I led the engineering department to achieve encouraging results.
