In order to ensure the security of the transaction funds, the three parties agreed to pay for the housing transaction funds, and the three parties agreed as follows:

1. Party B purchases the house located in Party ___________________, the building area is _________ square meters, the house ownership certificate number _______________, and the house transaction price is RMB ___________ yuan.

2. If Party B entrusts Party C to enquire, it shall pay land transfer fee, land certificate cost and surveying fee. If payment is required, it shall be entrusted to collect and pay.

3. Party A and Party B agree that after signing the "Tianjin Real Estate Sale and Purchase Agreement", Party B will make a down payment of ________ yuan, apply for bank loan ________ yuan, stamp duty ________ yuan, deed tax ________ yuan, transfer fee _______ yuan , registration fee _______ yuan, land transfer fee and land certificate cost, surveying and mapping fee _______ yuan, a total of ________ yuan, entrusted to Party C collection.

4. Within 5 days from the date of signing this Agreement, Party B shall deposit the first payment, stamp duty, deed tax, transfer fee, registration fee, land transfer fee, land certificate cost and surveying fee, total RMB ________ yuan, and deposit it into Party C once. A dedicated account set up at the ________________ bank.

5. When the loan amount approved by the loan bank is reduced, the buyer should increase the amount of the down payment and make up the one-time payment. The total amount of the commissioned transaction remains unchanged.

6. When Party B signs the loan contract, it shall entrust the loan bank to transfer all the loan funds to the special account established by Party C in the ________ bank, the account number ________________.

7. Party A confirms the entrusted transaction price of ________ yuan, deducting stamp duty ________ yuan, transfer handling fee ________ yuan, non-housing ownership registration fee ________ yuan, and the amount of entrusted transaction funds receivable is RMB ________.

Party C refers to the relevant provisions of the bank's current interest, calculates the compensation for funds during the entrustment period, and pays Party A together with the entrusted transaction funds.

8. Party A provides the general billing account for receiving the entrusted transaction funds as follows

9. After Party B deposits the funds specified in Article 4 of the Agreement into the special account of Party C, it signs the loan contract and the mortgage contract. Both Party A and the mortgagee apply for registration of property rights transfer and mortgage registration.

10. Party C shall transfer the entrusted transaction funds into Party A's collection account within 5 working days from the date of registration of property rights transfer and registration of mortgage registration.

11. In the following circumstances, Party C has the right to terminate this Agreement and return the funds of the entrusted transaction that Party B has deposited into the special account of Party C to Party B. The dispute arising from this has nothing to do with Party C.

Party A and Party B agree to terminate the real estate sale and purchase agreement;

Both Party A and Party B propose to withdraw the application for transfer registration, and the registration authority agrees to return the item;

Party B has not deposited the entrusted transaction funds into the special account of Party C within the time limit stipulated in the agreement;

The real estate transfer registration is not approved by the real estate registration authority;

Other circumstances that caused Party C to fail to effectively implement the commissioned transaction funds for collection and payment.

12. If Party A and Party B sign the "Tianjin Real Estate Sale and Purchase Agreement" and unilaterally propose to terminate the agreement, Party C shall suspend the execution of this Agreement. After the people's court or arbitration institution makes an effective judgment or arbitration, Party C shall execute the legal instrument in force.

13. Party A and Party B authorize Party C. Within the time limit for handling the transfer of property rights and the registration of mortgage, Party B's loan cannot be transferred to Party C's special account in time, and Party C shall notify the registration authority to suspend or cancel the registration.

14. This Agreement shall come into force on the date on which Party B will release the funds specified in Article 4 to the special account.

15. Matters not covered by this Agreement shall be resolved by negotiation between the three parties.

16. This Agreement is made in triplicate and each party holds one copy.

17. This agreement has been disputed and resolved by the three parties. When the negotiation fails, the following _________ methods are adopted:

File a lawsuit with the people's court;

Apply to the Tianjin Arbitration Commission for arbitration.
