Article 2 Purpose and Principles of the Contract

Article 5 Responsibilities of the parties to the contract

First, Party A’s responsibility

1. Party B shall be required to pay the cleaning service fee according to the contract.

2. Provide water and electricity for cleaning to Party B free of charge.

3. Party B shall promptly supervise and inspect the quality of Party B's cleaning and ensure that quality problems are promptly required to be reworked by Party B until quality standards are met.

4. Education personnel shall abide by the _________ property cleaning system, jointly maintain the _________ industry environment and protect the facilities in the park.

5. Provide Party B with the necessary material warehouse, office space and office telephone.

6. Responsible for coordinating the relationship between Party B and customers in the _________ property.

7. Responsible for picking up goods from Party B. _________ The customers in the property have paid special service information for cleaning requirements.

8. Actively adopt Party B's rationalization of cleaning in the _________ property and assist Party B in handling relevant complaints.

9. Party A shall notify Party B in writing to the site three days in advance.

10. Party A is responsible for issuing invoices and receipts for paid special services to customers on behalf of Party B. .

Second, Party B’s responsibility

1. After receiving the written notice from Party A, Party B shall be actively prepared to enter the scene on time.

2. Party B sets up an operation office in Party A. The business of the operation is subject to the dual leadership of Party B and Party A.

3. Carefully complete the operation items and standards stipulated in the "_________ Property Cleaning Standards and Periodic Operation Guides" to ensure the quality of hygiene and achieve customer satisfaction.

4. Party B shall have no less than _________ person in the _________ property service. The daily cleaning work in the non-public area of ​​the _________ property shall be completed by Party B from the headquarters of the company and the quality of the work shall be guaranteed.

5. Party B personnel shall wear uniforms, clean clothes, wear the company's famous brand, and enter the work permit on the work site. Party A shall distribute and comply with Party A's internal rules and regulations. Party B shall not agree with Party A in the service area of ​​Party A. Unauthorized business.

6. Party B's employees are not allowed to leave their jobs at will during their work. If Party B's responsible person is not at the job site, Party B's temporary responsible person shall accept the supervision and guidance of Party A's responsible cleaning person and inspect according to Party A's cleaning work standards.

7. Party B shall send a responsible person in charge to handle the daily cleaning work quality inspection and cleaning work emergency situation, and report the cleaning work summary of the current month and the next month's cleaning work plan to Party A in writing before the 25th of each month.

8. Party B shall bear the full cost of the work-related accidents during the work of Party B. Party B shall sign the labor agreement and handle various labor procedures. If the work is improper, Party A shall bear the losses caused by Party A.

9. Party B shall be punished by the relevant social functional department if the cleaning work fails to meet the cleaning quality standards within the scope of the contracted cleaning work, and the fine shall be borne by Party B.

10. Party will deduct 0.5%-%1 of Party B's cleaning service fee for the current month.

11. Party B educates employees to care for the buildings and indoor facilities in the _________ property. Pay attention to saving water and electricity.

12. As Party B inadvertently causes losses to Party A's facilities, materials and Party A's customer items in daily cleaning work, Party B shall be liable for compensation.

13. Party B's operators must be professionally trained and have professional knowledge.

14. Party B's operations shall comply with the time requirements specified by Party A. If there is any change, the two parties shall resolve the matter through negotiation.

15. Party B shall strictly require the staff to perform various protective measures during the operation, and shall not arbitrarily use Party A's articles. It is necessary to strengthen management and safe production.

16. In order to ensure the construction quality, Party B shall adopt appropriate cleaning materials and operation methods according to different materials.

17. Party B is responsible for providing all kinds of machinery, equipment, tools, materials, pharmaceuticals and guest goods required for cleaning. .

Article 6 Total Contract Price

The total amount of this contract month is RMB _________ yuan. For the items listed in this section, see _________ Property Cleaning Standards and Periodic Operation Guide.

Article 7 Payment method

After Party A's contract is in force, if the quality of cleaning is not found, the daily cleaning service fee of RMB _________ yuan will be paid to Party B in full on the _________ day of each month. If the quality of cleaning is found, Party A will deduct the amount of 10% of the monthly cleaning fee and then negotiate with both parties.

Article 8 Contract Change and Termination

1. The change and early termination of the contract must be in writing.

2. The contract is automatically terminated when the performance period specified in this contract expires.

3. In the process of fulfilling the contract, in case of irresistible factors, the two sides negotiated to solve the problem by supplemental contract.

4. The change of the contract content and the early termination must be notified to the other party one month in advance, otherwise the monthly service fee will be 25% of the liability.

Article 9 Dissolution of the contract

1. Party A fails to pay the fee to Party B according to the contract. If Party B fails to pay after the reminder, Party B can cancel the contract and claim compensation according to the liability for breach of contract.

2. If Party B is seriously derelict, causing a major loss of property management of Party A, Party A may cancel the contract and claim compensation according to the liability for breach of contract.

3. After a serious breach of contract by Party B, Party A shall not be able to take remedial measures and actions within one month after receiving written notice from Party A. Party A may cancel the contract.

Article 10 Liability for breach of contract

1. If Party A does not pay Party B within the time limit stipulated in the contract, and if it has not paid after Party B's reminder, the late payment will be paid for each day after the overdue fee is paid.

2. If Party B fails to perform quality cleaning services in accordance with the contract, causing adverse effects and losses to Party A, Party A shall have the right to collect Party B from the remaining contract for 3 years liquidated damages. And Party B is required to return the service fee for the current month.

Article 11 Dispute Resolution

In the performance of the contract, if there is a dispute between the two parties, the two sides shall settle the issue in a friendly and negotiated manner based on the principle of mutual understanding and mutual accommodation. If the negotiation fails, the lawsuit may be filed in the _________ People's Court.

Article 12 Entry into force of the contract

This contract is in quadruplicate and each party holds two copies. The contract is effective as of the date of signature and seal of the authorized representative. _________Property Cleaning Standards and Periodic Work Instructions and other subsidiary files are included in the contract as part of the contract. The contract has the same legal effect.

Article 13 Other

If the contract is not completed, the two sides will resolve the agreement and sign a supplementary agreement.
