In order to better improve the utilization rate of unit houses, according to the relevant laws and regulations of the state, both parties A and B have fully agreed to sign a lease contract. The terms of the contract are as follows:

2. The lease term will run from January 1, 2004 to December 31, 2005.

3. The annual rent is 10,000 yuan. Party B shall pay Party A the rent for the current year in the first month of each year, but Party A must provide the tax invoice.

4. After the house lease contract takes effect, Party B shall deliver a xxx yuan deposit to Party A, and the contract shall be refunded upon expiration of the contract.

5. Party B must pay the rent according to the contract. If there is any default, 0.5% of the liquidated damages will be charged daily.

6. During the lease period, Party B may carry out decoration and decoration without changing or affecting the overall structure of the house; if the lease is not renewed at the expiration date, the decoration materials shall be handled by Party B itself. If it is demolished, Party B shall take care of itself and restore its original appearance.

7. During the contract period, Party A shall provide water and electricity supply. Water and electricity charges shall be calculated by Party A on a monthly basis. At the same time, Party B shall consciously abide by Party A's water and electricity management regulations. If there is any violation, Party B shall handle the water and electricity management according to Party A's. Due to Party A’s responsibility to stop water or power outages, Party B will lose money. Party A will pay liquidated damages based on 0.5% of the total annual rent and compensate Party B for the actual losses. If Party B needs to increase capacity, Party B shall be responsible for the procedures and expenses.

8. During the lease period, Party A shall be responsible for the normal maintenance of the main structure of the house. If Party B is entrusted to perform maintenance on behalf of Party B, the expenses shall be borne by Party A. If Party A delays the repair or does not cause the repair of the house, the Party A shall compensate Party A for the loss. Party B shall be responsible for the maintenance costs of various facilities in the room.

9. This contract is naturally terminated if the house is damaged due to irresistible natural disasters during the lease period.

10. During the lease period, Party B shall not rent the house to a third party or change its use without the consent of Party A. When the lease term expires or the contract is terminated, Party B shall return the house to Party A on time. If it is necessary to renew the lease, it must be 3 in advance. Negotiate with Party A in the month.

11. During the lease period, both parties shall not cancel the contract by reason. If Party A wants to recover the house due to reconstruction or expansion, Party B must notify Party B in writing 3 months in advance and obtain Party B's consent. If Party B needs to return it, it must be written 3 months in advance. Party A shall be notified and Party A's consent shall be obtained. If Party A breaches the contract, in addition to refunding the deposit, it shall compensate for the liquidated damages of xxx yuan and compensate for the insufficient loss; if Party B breaches the contract, it may not require the return of the deposit and compensation for the insufficient loss.

12. If the contract expires and Party B needs to renew the lease, Party A shall give priority to Party B under the same conditions.

XIII. Matters not covered in this contract may be supplemented by mutual agreement, and the supplementary provisions shall have the same effect as the contract.

XIV. In the event of a dispute arising from the performance of this contract, it shall be settled through negotiation between the two parties; if the negotiation fails, it may be brought to the people's court for action.

15. This contract is in the form of two copies, one for Party A and two for Party B. The contract shall take effect from the date of signing.
