House lease contract
Enter into the contract:

In order to adjust the remaining use of the house, Party A is willing to lease the property owned by the owner to Party B. Article 3 Lease term.
The lease term is ___year___month, from ___year___month___ to ___year___month___day.
Party A shall promptly hand over the rented house to Party B for use in accordance with the time and standards stipulated in the contract.
Article 4 Term of rent and rent payment.
Party B shall pay Party A a monthly rent of RMB __ yuan, and Party A shall issue a receipt. The rent will be paid in _____ days of the month and the rent will be paid at _____.
Article 5 Changes of the lessor and the lessee.
1. During the lease period, if Party A transfers ownership of the property to a third party, Party B shall not be required to obtain the consent of Party B, but Party B shall be notified. After the ownership of the property is transferred to a third party, the third party becomes the party of the contract, and enjoys the rights of the original party A and assumes the obligations of the former party.
2. During the lease period, if Party B wants to transfer the house to a third party for use, Party A must obtain the consent of Party A. The third party that has obtained the right to use becomes the ex of Party B of this contract, and enjoys the rights of the original Party B and assumes the obligations of the original Party B.
Article 6 The responsibility of Party A.
1. If Party A fails to provide the leased house to Party B at the time specified in this contract, Party A shall pay Party B the liquidated damages according to the _____% of the rent payable by Party B within the delay period.
2. During the lease period, Party A shall be responsible for the maintenance of the rental house. If there is significant natural damage to the rental house or there is a risk of dumping and Party A does not repair it, Party B may cancel the lease or repair it on behalf of Party A, and may use the repair fee receipt to offset the rent.
3. The property tax and land use fee for the rental house shall be borne by Party A.
4. During the lease period, if Party A really needs to recover the house autonomy, it must notify Party B in writing _____ months in advance to terminate the contract. Party A shall pay Party B a liquidated damages. The liquidated damages shall be calculated as _____% of the total rent payable during the remaining lease term.
Article 7 The responsibility of Party B.
1. Party B shall pay the rent according to the contract. Party A shall not be liable for delay in paying the rent if there is no justifiable reason; Party B shall pay Party A the liquidated damages according to the provisions of the People's Bank of China for deferred payment if the rent is in arrears. If Party B defaults on the rent for more than _____ months, Party A may deduct the rent from Party B’s performance fund and recover the rented house.
2. During the lease period, the house management fee and water and electricity fee shall be borne by Party B.
3. During the lease period, if Party B needs to check out due to special circumstances, Party A must notify Party A in writing _____ months in advance to terminate the contract and pay Party A liquidated damages. The liquidated damages shall be calculated as _____% of the total rent payable during the remaining lease term.
4. During the lease period, Party B shall not arbitrarily change the structure and use of the house. If Party B causes damage to the rented house and equipment due to intention or negligence, it shall be responsible for restitution or compensation for economic losses. If Party B needs to decorate the wall and window, it must obtain the consent of Party A in advance and be approved by the house repair management department before construction. Party B may decorate the walls, flowers, slabs, electrical appliances, etc. in the house, and may relocate it to Party A at the time of moving out, or dismantle it by itself, but the original condition of the house shall be restored.
5. When the lease expires or the contract is terminated, Party B must move out all the items on time. If there is still any surplus in the house within _____ days after the relocation, Party B shall be deemed to have given up the ownership and shall be handled by Party A.
6. If the lease expires or the contract is terminated, if Party B fails to relocate within the time limit, Party B shall compensate Party A for the losses suffered by Party A. If necessary, Party A may sue and apply for enforcement in the people's court.
Article 8 If the lease expires, if Party A's leased house needs to continue to be rented or sold, Party B shall have priority.
Article 9 If a house is damaged due to a natural disaster caused by force majeure, this contract will naturally terminate and will not be liable for each other.
Article 10 If there are any outstanding matters in this contract, additional provisions shall be made through negotiation between the two parties. Supplementary provisions have the same effect as this contract.
In the event of a dispute arising from the execution of this contract, it shall be settled through negotiation between Party A and Party B. If the negotiation fails, it may be submitted to the local housing management department for mediation or the people's court.
