According to the relevant regulations of the State, Party A and Party B have agreed on the basis of voluntary, equal and mutually beneficial terms for Party A to lease its legally owned factory buildings to Party B. The parties have reached an agreement and signed the contract as follows:

Second, the factory start date and lease term

V. Plant use requirements and maintenance responsibilities
1. During the lease period, Party B shall promptly notify Party A to repair if the plant and its ancillary facilities are damaged or faulty; Party A shall repair it within 3 days after receiving the notice from Party B. If it is not repaired within the time limit, Party B may repair it on its behalf and the expenses shall be borne by Party A.
2. During the lease period, Party B shall use and care for the plant and its ancillary facilities reasonably. Party B shall be responsible for the repair or damage of the plant and its ancillary facilities due to improper use or unreasonable use by Party B. Party B refuses to repair, Party A can repair on behalf of the party, and the expenses shall be borne by Party B.
3. During the lease period, Party A guarantees that the plant and its ancillary facilities are in a normal usable and safe state. Party A shall inspect and maintain the plant and shall notify Party B 3 days in advance. Party B shall cooperate when inspecting maintenance. Party A shall reduce the impact on Party B's use of the plant.
4. If Party B needs to renovate or add additional facilities and equipment, Party A shall obtain the prior written consent of Party A and submit it to the relevant department for approval according to the regulations. Party A shall also report to the relevant department for approval before proceeding.
6. Sublease and return of factory buildings
1. If Party B subletes the factory during the lease period, Party A's written consent must be obtained in advance. If the transfer is transferred midway, Party A will not refund the rent and deposit.
2. After the lease expires, the plant shall be in normal use when it is returned.
7. Other relevant agreements during the lease period
1. During the lease period, both Party A and Party B shall abide by the laws and regulations of the country and may not use the factory lease for illegal activities.
2. During the lease period, Party A has the right to supervise and assist Party B to do fire, safety and health work.
3. During the lease period, the contract cannot be fulfilled due to irresistible reasons and municipal relocation, and the two parties will not bear responsibility for each other.
4. During the lease period, Party B may carry out renovation according to its own operating characteristics, but in principle, it shall not damage the original house structure. The decoration cost shall be borne by Party B. If Party B no longer bears the lease after the lease expires, Party A shall not make any compensation.
5. During the lease period, Party A will provide the _______ door phone to Party B free of charge. If you need more than _______, the fee will be paid by Party B.

2. During the lease period, if the property rights certificate affects the losses caused by the normal operation of Party B, Party A shall bear all responsibility to compensate.
3. Party A may handle the business license and other relevant procedures on its behalf, and the expenses shall be borne by Party B.
4. After the lease contract is signed, if the name of the enterprise is changed, it can be signed and confirmed by the seal of both parties. The original lease contract will remain unchanged and will continue until the contract expires.
5. When the power supply bureau collects the electricity fee from Party A, it shall charge _______ yuan per kilowatt of electricity charge according to the plan of Party A, and charge the actual electricity and electricity fee of Party A. Therefore, Party A also charges the electricity fee for the project and the actual electricity and electricity bill to Party B.
