Apartment lease contract


Beijing Diplomatic Housing Service Company has leased ______ Diplomatic Staff Apartment __Floor___Unit___ Apartment___ to the ___ National Embassy in China for residential purposes since _________. If the structure, installation or equipment of the building is defective, Party A shall be responsible for repair and bear the expenses.

The parties hereby enter into a lease contract as follows:

First

From the effective date of this contract, Party B shall prepay the rent by US$ ____. After receiving the notice of rent collection by Party A, Party B shall pay it in 30 days. Late payment is required to pay a late fee of ____ per thousand to compensate Party A for the losses suffered by Party A.

Party A may adjust the rent of the apartment rented by Party B according to the increase in the price of the Beijing area and the cost of repairing the house, but Party B shall notify Party B three months in advance.

Second

Party A is responsible for providing water, electricity, gas and heat to the houses rented by Party B. Party B shall pay the electricity and gas fees according to the meter information. As Party A fails to timely repair the house equipment leased by Party B, causing the supply of water, electricity and heat to be interrupted, Party A will reduce the corresponding fees as appropriate.

Article 3

Party A conducts regular inspections of rental houses and is responsible for the following free maintenance of natural wear and tear:
1. The roof is leaking and the floor is bad;
2. Repair and renewal of door and window hardware fittings, door and window screens;
3. Blockage, water leakage, failure of valves, nozzles and water tank parts, repair and replacement of water and sewage passages, radiators and parts, sanitary equipment;
4. Repair and replacement of sockets, sockets, switches and wires;
5. Painting of public corridors, the first floor is once every two years, and the second floor is once every three years;
6. Timely troubleshooting of elevator failures and personal safety insurance for occupants.
Party B shall promptly notify Party A of the damage to the rented apartment and equipment. Party A shall repair it as soon as possible after receiving the notice. If Party A fails to repair it in time, Party B may repair it by itself and the repair cost shall be borne by Party A.

Article 4

Party A shall obtain the consent of Party B before inspecting and repairing the rented apartment, and Party B shall provide necessary convenience and assistance. In the event of a flood in the housing, a large amount of running water, or a gas leak, Party A may enter Party B's residence in the event of a critical situation in which Party A cannot notify Party B in time.

Party A shall regularly inspect and maintain the fire equipment in the building.

The fifth

Party A shall be responsible for compensation for Party A’s damage to the house due to poor inspection of the rented house by Party B and failure to repair it in time. If the house is overhauled and cannot be used continuously, Party A shall provide Party B with substantially equivalent housing conditions. Party B shall move out of the rented apartment on schedule. If Party B delays and does not move out due to reason, Party B shall be responsible for all losses. If Party B finds that the rented house endangers its own safety or health, Party B may cancel the contract at any time.

Article 6

Party B has the responsibility to take care of the rented apartments and equipment. Responsible for repair or compensation for loss or damage caused by improper use. Party B shall abide by the provisions in the “Notes for Households”. Party B shall not be liable for the natural loss of the apartment's housing structure or equipment.

Article 7

After obtaining the consent of Party A, Party B may carry out the following self-financed projects for the rented apartment:
1. Change the interior decoration as it is without damaging the structure of the house;
2. Add fixtures and equipment.
Party B shall notify Party A in advance of the change of the interior decoration, dismantle or replace the original stove, lamps, sanitary equipment, etc. and bear the corresponding loss. At the end of the lease relationship, equipment added or replaced by Party B can be removed. Party B can paint and paint the room at his own expense.

eighth

After obtaining the consent of Party A, Party B may increase the capacity of the rented apartment. However, the construction cost shall be borne by Party B. Party B shall not use overloaded electrical equipment and tamper with the power supply equipment. Otherwise, Party B shall bear full responsibility for the losses caused thereby.

Party B shall set up the necessary fire-fighting equipment.

Article 9

In the event of an irresistible natural disaster, the apartment rented by Party B will be destroyed. Party A shall waive part or all of the rent depending on the extent of the damage to the house until the apartment is repaired.

Article 10

Houses leased by Party B shall not be transferred or subletted privately. At the time of check-out, Party A shall be notified half a month in advance, and Party A shall inspect the housing and its equipment, and after confirming the completion, both parties shall terminate the lease procedures. The rent is settled on the termination date.

When Party B takes the initiative to apply for the exchange of apartments, it must pay the paint fee for the original rented apartment.

Article 11

This contract shall become effective on the date of signature and seal by both parties. The validity period is from ___________ to ___________. Thirty days before the expiration of the term, if either party does not file a protest, the contract will be automatically extended for one year.
