Article 4 Electricity charges for other municipal and laboratory supporting facilities

Party B shall pay the one-way Party A to pay the electricity fee according to the charge, and shall be notified at the charge. Payable within seven days from the date of issue.
2. Party A reserves the right to adjust the electricity fee accordingly when the relevant government departments adjust the electricity bill.
Water fee
1. Party A shall charge Party B's ordinary water fee according to the industrial water fee standard stipulated by _________ City Industry Management Department. Party A shall issue a fee notice to Party B according to the water consumption shown in Party B's independent water meter. Party B shall notify Party A according to the fee. The water fee will be paid and must be paid within seven days from the date of the payment notice.
2. The standard and method for charging pure water shall be separately stipulated by the supplementary terms of this contract signed by both parties.
Party A reserves the right to adjust the water fee accordingly when the relevant government departments adjust the water fee.
Telephone, cable TV, internet access
1. The cost of communication facilities and other costs is charged according to the tariff standards of relevant departments such as telecommunications.
2. In addition to the above fees, Party B shall pay for the telephone, cable TV and Internet access fees on a monthly basis.
3. If the number of telephones or network interfaces required by Party B exceeds the original standard number of rooms, the additional wiring costs shall be paid by Party B itself.
Laboratory supporting experimental furniture and equipment
1. Laboratory supporting furniture and equipment, including laboratory bench, fume hood, eye wash, emergency spray and other facilities are provided by Party A as part of the laboratory house. Party A does not charge any additional fees.
2. If Party B's required experimental facilities exceed the items listed in Attachment 3 of this contract, Party B shall be provided by Party B after the approval of Party A's consent, and the relevant expenses shall be paid by themselves; or Party A shall be entrusted to provide for its agency, Party A has the right to a reasonable price. Party B collects equipment costs and a certain percentage of service fees. The price and service fee price are determined by Party A according to reasonable standards.
3. The supporting furniture and equipment of the laboratory shall be the supporting facilities of the laboratory. Party B shall be obliged to maintain its integrity. If there is any damage, Party B shall be obliged to restore the state. Otherwise, Party A shall have the right to compensate Party B according to the value of the facilities indicated in Attachment 3 of this contract. Parking space management fee: The number of available parking spaces and parking space management fees of Party B shall be implemented in accordance with the _________ company's unified announcement requirements. Article 8 Rights and Obligations of Both Parties and _________ Company's Rights and Obligations

Party A and _________ are responsible for providing the following services and facilities in the incubator building: water supply and drainage, power supply, lighting, air conditioning, heating, telephone, public toilet facilities, network cable interface, fire fighting facilities, safety facilities and other necessary facilities. Party B must unconditionally cooperate with Party A's relevant inspections, and promptly rectify Party A's reasonable suggestions and requirements.

Party A or _________ company shall immediately organize the maintenance of the rented office in Party B after receiving the notice from Party B that the structure of the rented office or the central electromechanical configuration or the main pipeline of the water supply and drainage is damaged. 7. Party A or _________ company has the right to formulate, publish, modify or cancel the relevant Property Management Regulations and other necessary rules and regulations in accordance with the actual situation of _________ company or _________ park management, and Party B shall fully comply with it. 8. Party A reserves the right to: public facilities can pass the rented office; Party A or _________ company has the right to send staff to enter the office rented by Party B for inspection, repair or reconstruction work based on the principle of least affecting Party B’s operation. 9. When Party B violates this contract and Party B fails to fully compensate Party A for all losses, Party A has the right to further recover compensation and legal liability from Party B according to the degree of loss, in addition to other rights enjoyed by Party A.
10. During the lease period, Party A has the right to transfer or sell the property rights of the rented office to a third party. Party A shall notify Party B after the sale or transfer. After the property rights of the rented office are transferred to a third party, the third party will replace Party A and enjoy Party A's rights under this contract and assume Party A's obligations under this contract. After the sale or transfer, Party A has the right to transfer the deposit to the buyer or the transferee. Party B agrees to re-sign the lease contract with the buyer or the assignee in accordance with the terms and conditions of this contract when Party A makes a request, and recovers the deposit or deposit from the buyer or the transferee at the expiration or termination of the lease term. Party B's rights and obligations
1. Party B must strictly abide by various rules and regulations such as the “Property Management Regulations” formulated by Party A and _________.
2. Without the written permission of Party A, Party B shall not bring substances or instruments that are highly toxic, radioactive, or produce strong irritating odors, strong noises, or other equipment, instruments, articles, or animals that may affect the normal working activities of others into the rented house; If Party B enters the rented house without the permission of Party A, Party A has the right to request Party B to withdraw within a time limit and terminate this contract without any liability; if Party B causes losses to Party A or other units, Party B assumes all economic and legal responsibilities.
3. If Party B actually pays the rent and other expenses payable in accordance with the provisions of this contract and fulfills the obligations stipulated in this contract, Party B may have the right to use the rent within the term of the contract in accordance with the provisions of this contract during the term of the contract. 4. Party B is obliged to ensure that it provides the true reliability of the relevant information as required by Party A when it enters the incubator. Party B is also obliged to make true and reliable changes to the relevant information and report it to Party A when the actual situation changes; If the information provided is false or untrue or fails to be timely and truthfully modified according to the actual situation and reported to Party A, it shall be deemed to be in breach of contract with Party B. 5. Party B has the right to use the public places and facilities reasonably and bear the relevant expenses, but _________ Company has the right to make reasonable restrictions on such use, and Party B shall comply with them.
6. Party B shall pay the rent, property management fee, electricity fee for the rented office, telephone, cable TV and internet on time.
7. Party B shall also pay all taxes and fees payable by Party B as the lessee, occupier or user of the rented office during the lease term as stipulated by the People's Republic of China and _________ laws and regulations.
8. During the existence of this contract, Party B has no right to request the reduction or exemption of any fees payable under this contract.
9. Except with the written consent of Party A, Party B shall not transfer, sublet or otherwise transfer the rented office or part of the rented office to a third party or use the rented office with others.
10. Without the written consent of Party A and _________ Company, Party B shall not erect any propaganda items such as words, marks or advertisements in any part other than the rented laboratory or office. Party B shall not alter the appearance of any structure or any part of the rented laboratory or office, nor shall it block any windows.
11. If there is any damage to the laboratory or office room rented by Party B, Party A and _________ company shall be notified in time. If the rented office is damaged due to Party B's sake, Party B shall perform the repair according to the requirements of Party A or _________ company in the written maintenance notice of Party A or _________ company, and the maintenance cost shall be borne by Party B. . Or Party B may entrust Party A or _________ company to carry out repairs, but Party B shall bear the losses and expenses incurred as a result.
12. In the event that the lease term expires or the lease term is terminated earlier in accordance with the provisions of this contract, Party B shall vacate the rented office room to Party A within _________ days after the termination of the contract, and shall restore the rented office to Party A at its own expense. 13. Upon expiration of this contract, if Party B needs to continue to rent the office, Party B shall submit a request for renewal of rent to Party A _________ months before the expiration of the validity period; under the same conditions, Party B shall have priority to rent the office. If both parties A and B reach an agreement on renewing the lease, they should re-enter the contract.
14. While enjoying the services that the rented laboratory or office should have, Party B must strictly comply with all management regulations formulated by Party A and the park. All commercial activities of Party B in the rented office must comply with the laws and regulations of the People's Republic of China and _________.
Article 9 Confidentiality Liability
1. Without prejudice to the relevant laws and regulations of the State and _________, Party A shall be obliged to keep confidentiality of Party B's trade secrets, technical secrets and other relevant secret information acquired due to business or management needs; however, Party B shall pre-empt confidential matters. A written explanation shall be issued to Party A, otherwise Party A shall not bear the corresponding confidentiality responsibility.
2. Without prejudice to the state and relevant laws and regulations of _________, Party B shall assume confidentiality obligations for Party A's trade secrets, technical secrets and other relevant secret information acquired as a result of business or management needs; if Party B will disclose Party A's confidential information If a leak is caused to Party A, Party B shall be liable for compensation.
Article 10 Termination of the Contract Party B shall have the right to immediately terminate the contract and withdraw the rented office without any compensation in the event of any of the following circumstances:

2. Unauthorized change of the rented office space as the use of the office space used by Party B.

5. Unauthorized transfer or transfer of all or part of the rented office to a third party or use with a third party.
6. Party B is seriously depleted and unable to pay off the debts due, Party B or its creditors apply to the people's court to declare Party B's bankruptcy and debt repayment.
7. Party B’s actions have hindered the normal operation of the incubator, hindered the normal operation of other incubators, violated relevant national regulations and relevant regulations of the incubator and the park, and directly or indirectly threatened property safety and personnel life safety in the incubator and the park. Or the above-mentioned behavior of Party B has not caused any actual impact, but Party A or the management unit of the park issued a warning for rectification within a time limit to Party B and did not complete the rectification within the time limit.
If Party B violates the relevant obligations or responsibilities as stipulated in this contract, it will not be fully corrected within 10 days after Party A or _________ company's written notice--Party B's breach of contract mentioned in Article 10 of this contract, Party A will not Upon prior notice, the company has the right to unilaterally terminate this contract. Party A has the right to terminate this contract unilaterally. Party B must immediately move out of the rented laboratory or office. In the event that an earthquake, typhoon, heavy rain, fire, etc. or other force majeure causes all or part of the contract to continue to be performed, the parties shall not be liable for compensation. However, Party B is still required to pay all rents and other fees payable up to the date of termination of the contract.
Article 11 Any party to breach of contract who violates the contract shall compensate for all losses caused by the breach of contract. In the case of the fault of both parties, the parties shall be liable for breach of contract according to the circumstances.
If Party B violates the terms and conditions of this contract, Party A may unilaterally terminate the contract in accordance with the provisions of this contract, and shall have the right to deduct all outstanding payments, losses and expenses from the deposit, such as insufficient deposit to pay the outstanding amount. In the event of loss and expenses, Party A has the right to request Party B to make up for the shortfall. If Party B refuses to pay the payment, Party A has the right to detain Party B's facilities and goods in the rented office and auction it for compensation. However, this does not affect Party A's right to further recover reasonable compensation and legal liability from Party B.
If Party B fails to pay the electricity fee for more than seven days, Party A may terminate the contract unilaterally in accordance with the provisions of this contract, and shall have the right to request _________ company to interrupt the power supply without further notice until Party B pays the full fee. Party B is responsible for all costs of reconnecting the power line.
For whatever reason, Party B shall not pay or delay the payment of the rent or other expenses. If Party A deducts the deposit of Party B in accordance with this contract, Party B shall make up the amount of the deducted deposit within seven days from the date of the written notice of Party A. Otherwise, Party B shall breach the contract, and Party A shall have the right to terminate this contract and withdraw the office immediately. Article 12 Abandonment of Rights When Party B defaults and Party A still accepts Party B's payment of rent, Party A shall not be deemed to have waived the right to pursue breach of contract. If Party B pays the rent or other payment in case of insufficient amount, even if Party A accepts the insufficient amount, Party A shall not be deemed to agree to Party B's deduction, nor does it affect Party A's right to recover the insufficient rent or arrears. It does not affect its right to take other measures in accordance with this contract or the law.
Article 13 Settlement of Disputes The conclusion, validity, interpretation, performance and settlement of disputes of this contract shall be governed by the laws of the People's Republic of China.
When a dispute arises between Party A and Party B on this contract, it shall be resolved through friendly negotiation or through mediation. If agreement cannot be reached through negotiation or mediation, the parties agree to submit the dispute to the Beijing Arbitration Commission for arbitration.
Article 14 Supplementary Provisions If any provision in this contract becomes invalid, illegal or unenforceable under any law, the validity, legality and enforceability of the remaining provisions of this contract are not impaired. Responsibility for the remaining provisions is still required.
Party B's employees, visitors, customers, service personnel, decoration personnel, etc., or any person who enters the incubation research and production building with the express or implied permission of Party B shall be responsible for the actions of the above-mentioned personnel, except for the entry and exit registration procedures.
In view of the particularity of the _________ business, Party B shall sign the contract for the water and electricity demand during the contract period, the amount of sewage, the type of sewage, the list of major equipment, and the power of the equipment; the research and development projects and project contents to be carried out; The laboratory's drug catalogue, strains, viruses, laboratory animal catalogues, etc. shall make detailed written instructions, fill in the incubation application form and sign and confirm; if Party B needs to adjust the above matters in the future work, it shall notify Party A at least 15 days in advance. If a written application is submitted and no equipment is purchased in the rented house without the approval of Party A, Party A has the right to request Party B to move out or cancel the contract within a time limit, and Party A shall not bear any responsibility.
If both Party A and Party B have added or deleted the terms of this contract, they may be listed in the attached file of the contract. The contents of the subsidiary file have the same effect as this contract.
Party A and Party B may make additional agreements for negotiation on matters not covered by this contract.
This contract is in four copies and is written in Chinese. Both Party A and Party B hold two copies, all of which have the same legal effect.
