According to the "Contract Law of the People's Republic of China" and relevant regulations, in order to clarify the rights and obligations of Party A and Party B, the two parties have fully negotiated under the principle of voluntariness, equality, and equal pay and have a specific contract.

First rental content

1. Party A will lease the facade of the city to Party B. Party A has legal property rights to the rented house.

2. The construction area of ​​the building leased by Party A to Party B is square meters and the area of ​​use is square meters. Party A agrees that the house rented by Party B shall be used for business purposes, and the scope shall be subject to Party B's business license.

4. The room provided by Party A for Party B includes: fire-fighting facilities and equipment for power supply and distribution. The operation and maintenance costs of the above equipment are included in the rent and Party B will not pay for it separately.

Second lease term

5. The lease term is from the date of the year to the day of the month.

Article 3 Rent and other expenses

6. The effective annual rent of the contract is a total of RMB.

7. Each rental year is calculated on a monthly basis.

8. The electricity fee shall be charged according to the actual daily usage, and the other monthly electricity fee shall be paid before the 10th of each month. The two parties shall negotiate to supplement this clause.

Article 4 Rights and Obligations of Both Parties

Nine, Party A

Party A shall ensure that the rented houses and facilities are in good condition and can be used normally, and shall be responsible for annual inspection and daily maintenance and repair; all expenses shall be the responsibility of Party A when it is required to be reformed by the government department.

Supervise and review the plan for the decoration or renovation of the house leased by Party B and provide timely opinions.

Responsible for coordinating the relationship between the relevant departments of the region, and providing valid property certificates and related procedures for Party B's business license.

Party A shall ensure that the original wires and cables in the room meet the normal business use of Party B, and check its integrity frequently. If problems are found, they shall notify Party B in time. Party A shall give Party B full compensation for the economic loss caused to Party B due to the power supply line problem.

During the contract period, Party A shall not introduce similar merchants again. In case of default, Party B shall compensate Party B for the economic loss of RMB and clear the merchant.

Party A shall ensure that the fire-fighting facilities of the rented houses comply with the industry regulations, and provide Party B with a copy of the electrical and fire inspection certificates issued by the fire department of the jurisdiction.

If there is any problem with the above equipment and facilities, Party A shall repair or replace it in time. If Party A cannot implement it in time, Party B has the right to repair or replace it on its behalf, and the cost is deducted from the rent.

X. Party B

Operate and operate within the scope permitted by national laws, regulations and policies.

During the term of the contract, the right to use the leased houses and facilities.

Rent and other fees are paid according to the contract.

Article 5 Payment method and time

11. Party B shall pay Party A RMB as a deposit when signing the contract, and pay the first month's rent yuan to Party A within five days after the official check-in.

12. Party B shall start from the second payment and deliver it five days before this month.

13. The various fees paid by Party B to Party A may be by bank transfer, cheque, money order or cash.

Article 6 Housing renovation or renovation

14. If Party B needs to renovate or renovate the leased house, Party B must first obtain the written consent of Party A, and the cost of the transformation shall be borne by Party B. When the contract is terminated or the lease relationship is terminated, Party B's decoration or renovation of the facilities related to the house shall be owned by Party A.

Article 7 Renewal

15. After the expiration of this contract, Party B has the right to renew the lease.

16. If Party B needs to renew the lease, it shall submit it to Party A two months before the expiration of the lease term and sign a new lease contract.

Article 8 Other

17. The change of the legal representative of any of Party A and Party B, the relocation of the enterprise, and the merger shall not affect the continued performance of this contract. The party that has changed or merged becomes the executor of the contract and assumes the rights and obligations of the contents of this contract.

18. When a clause of this contract needs to be changed, it must be determined in writing. The two parties enter into a supplementary agreement. The letter of reply will be answered in writing within ten days, and the reply will not be agreed within ten days. Finally, A supplementary agreement was reached.

19. Each party shall handle property insurance and shall not bear any form of risk responsibility.

20. Party B's business hours can be adjusted according to customer needs.

Article 9 breach of contract

21. The lease agreement for the house signed by both Party A and Party B. After Party B has paid the deposit, Party A failed to hand over the leased house and equipment to Party B as scheduled, and Party A breached the contract. Party A shall pay Party B a deferred liquidated damages at a rate of 1% of the annual rent, and Party B shall have the right to claim back the deposit for the delay period until Party A recovers the termination contract.

22. If Party A increases the rent unilaterally without the consent of Party B within the validity period of the contract, Party B has the right to refuse to pay the excess rent.

23. Any party who unilaterally cancels or interrupts the contract shall notify the other party two months in advance.

24. If Party B fails to pay all the payables to Party A on time, Party B shall default on Party B. For each day overdue, in addition to paying the amount owed, Party A shall pay Party A a penalty of 1% of the arrears. Party A has the right to take measures to recover the house for more than 60 days.

25. If the contract cannot be performed normally due to irresistible factors, it shall not be considered as breach of contract. Party A shall return the rent already paid by Party B to Party B.

26. If Party A fails to operate normally due to Party A's reasons, causing economic losses to Party B, Party A shall assume responsibility and compensate Party B for economic losses.

Article 10: Contract Effectiveness, Dispute Resolution

27. After the contract has been signed by the legal representative or authorized agent of both units A and B, Party B shall enter into force after the deposit has been paid, that is, it shall have legal effect.

28. In the course of the execution of this contract, if a dispute arises, the two sides will negotiate friendlyly. If the negotiation fails, the case may be appealed to the people's court where the house is located.

29. The matters not covered in this contract shall be settled by negotiation between Party A and Party B, and a supplementary agreement shall be signed separately. The supplementary agreement shall have the same legal effect as this contract.

31. The files to be provided by Party A and Party B shall be attached files of this contract.
