According to the "People's Republic of China" and relevant regulations, in order to clarify the rights and obligations of both parties, the contract is signed by both parties.

The first party will own its own house located in the ___ city ___ street ___ Lane ___ house ___ ___, building area ___ square meters, use area ___ square meters, type ___, structure level ___, damage level ___, The main decoration equipment ___, leased to Party B for ___ use.

Second lease term

The lease term is ___months. Party A will deliver the rental house to Party B from ___Year ___月___ day, and will withdraw it on ___Year ___月___.

If Party B has one of the following circumstances, Party A may terminate the contract and recover the house:

1. Unauthorized subletting, subletting, transfer, lending, joint venture, shareholding or exchange of funds with others;

2. Using the rented house to carry out illegal activities and harming the public interest;

3. Arrears of rent for months or months.

After the expiration of the contract, if Party A continues to rent the house, Party B has the priority to rent. When the lease contract is terminated due to expiration, if Party B cannot find the house, Party A may, in consultation with Party A, extend the lease term as appropriate.

Article 3: Payment of rent and rent, tax and tax payment methods

Party A and Party B agree on a monthly rent of ___ yuan, which shall be paid by Party B to Party A on ___月___. Pay before use. When Party A collects the rent, it must issue a receipt certificate issued by the tax authority or the financial department at or above the county level. Party B who has no legal collection certificate can refuse to pay.

Both Party A and Party B shall pay the property rental tax and fees according to the prescribed tax rates and standards, and the payment method shall be implemented in accordance with the following paragraph __:

1. The relevant provisions of the Tax Law and the Township Administration No. 34 file shall be borne by Party A and Party B respectively;

2. A and B agree.

Article 4 Housing repair and decoration during the lease period

It is the responsibility of Party A to repair the house. Party A shall regularly inspect the rented houses and their equipment and repair them in time to ensure that they are not leaking, flooding, tees and doors and windows to ensure the safe and normal use of Party B.

The scope and standards of repairs shall be implemented in accordance with the Notice No. 13 of the Urban Construction Department of the Ministry of Urban Construction.

When Party A repairs the house, Party B shall actively assist and shall not obstruct the construction.

The repair of the rental house shall be handled by the parties ___ as follows:

1. According to the prescribed scope of maintenance, Party A shall fund and organize the construction;

2. Party B shall prepay the maintenance fee and organize the construction within the scope of maintenance and project promised by Party A. After completion, the maintenance cost shall be deducted from the rent payable by Party B on the basis of the official invoice;

3. Party B is responsible for maintenance;

4. Both parties agree.

Party B may decorate the rented house without affecting the structure of the house due to the need of use, but its scale, scope, process, materials, etc. shall be approved by Party A before construction. For the treatment of the decoration materials and the ownership after the lease expires, the two parties agree:

Article 5 Changes to both parties to the lease

1. If Party A transfers ownership of the property to a third party in accordance with the statutory procedures, the contract will continue to be valid for the new owner of the property without an agreement;

2. Party A shall notify Party B in writing three months prior to the sale of the house. Under the same conditions, Party B shall have the right of first refusal;

3. When Party B needs to exchange housing with a third party, Party A shall obtain the consent of Party A in advance, and Party A shall support Party B's reasonable request.

Article 6 Liability for breach of contract

1. Party A fails to deliver the eligible houses to Party B in accordance with the provisions of Articles 1 and 2 of this contract, and is responsible for compensation.

2. If either party to the lease fails to comply with the relevant provisions of Article 4, the breaching party shall be responsible for compensating the counterparty.

3. If Party B fails to pay the rent in arrears, it shall pay the liquidated damages to Party A in terms of the number of days in addition to the arrears of the rent and the ___% of the rent.

4. Party A shall charge Party B the fee other than the agreed rent, and Party B shall have the right to refuse payment.

5. Party B arbitrarily transfers the rented house to others for use. Party A has the right to order the suspension of the transfer and terminate the lease contract. At the same time, according to the agreed rent of ___%, in the calculation of the number of days, Party B will pay Party A for liquidated damages.

6. At the expiration of this contract, Party B will continue to use the rented house without the consent of Party A. After paying liquidated damages to Party A in terms of the number of days in the ___% of the agreed rent, Party A still has the right to terminate the contract.

The above-mentioned economic claims for breach of contract shall be agreed between Party A and Party B under the supervision of the visa authority of this contract.

Article 7 Disclaimer

1. If the house is damaged due to irresistible causes or the loss of Party B, Party A and Party B shall not be responsible for each other.

2. Due to the need for municipal construction, it is necessary to dismantle or renovate the rented houses, causing losses to both parties, and they will not be responsible for each other.

If the contract is terminated due to the above reasons, the rent shall be calculated based on the actual use time.

Article 8 Ways of Dispute Resolution

If there is a dispute in the performance of this contract, the two parties shall settle the dispute through negotiation; if the negotiation fails, either party may apply to the housing rental management agency for mediation. If the mediation is invalid, it may apply to the Economic and Commercial Arbitration Commission of the Municipal Administration for Industry and Commerce for arbitration. Article 9 Other agreed matters

Article 10 If there is no such thing as this contract, Party A and Party B may jointly negotiate and sign a supplementary agreement. The supplementary agreement shall be submitted to the municipal housing rental management authority for approval and reported to the relevant department for filing, and shall have the same effect as this contract.
