Hotel shopping lease contract


The lease contract of the store is formulated in accordance with the laws of the People's Republic of China and the relevant provisions of the hotel, and is based on the principle of mutual benefit. The terms of the lease are as follows:

1. The hotel will rent the shopping mall located on the second floor of the hotel lobby to the tenant for business use. The lease period is one year. From March 18, 2002 to March 17, 2003, the rent is RMB 10,000 per month. The rent already includes air conditioning and electricity.

Second, the scope of business:

3. The tenant shall not exceed the above business scope and may not be in conflict with the products operated or leased by the hotel. If it is violated, the hotel has the right to take back the business location without compensation; the hotel is obliged to protect the tenant's operation from infringement.

4. The lessee promises the following to the hotel:

1. Tenants are required to pay the rent for the current month and other payables to the hotel one time before the 18th of each month. If the tenant is overdue, the hotel will charge a late fee of 3%.

2. If the guest settles by credit card, it will be collected by the hotel. The hotel will charge the lessee a handling fee of 5% of the card.

3. Business hours are between 7:00 am and 12:00 pm.

4. If the tenant requests to install the hotel extension telephone, the hotel will charge according to the telecommunications bureau standard.

5. If the tenant wants to change the decoration of the venue or hang the public advertisements, he must obtain the written consent of the hotel beforehand, otherwise it can be handled according to the breach of contract.

6. The lessee must maintain the cleanliness and integrity of the leased area and bear all repair costs for the leased area.

7. The lessee should attach great importance to fire safety work and obey the management of the hotel. No illegal articles or flammable products should be brought into the hotel.

8. The tenant must not create noise within the leased time at any time.

9. Tenants must abide by national and local laws and regulations and must not use any part of the scope of the lease to engage in illegal or improper conduct.

10. The tenant's staff must strictly abide by the hotel's rules and regulations and obey the coordinated management of the hotel's relevant management personnel.

11. The scope of the lease is not for rent or sublet.

12. If the property of the tenant is not damaged or lost due to the negligence of the person concerned by the hotel, the tenant shall bear the responsibility.

5. The hotel promises the following to the tenants:

1. The hotel is responsible for the safety management of the hotel building and provides continuous power service within the scope of the lease.

2. The tenant can purchase the meal ticket at the hotel every month to solve the employee's meal problem. The price of the meal ticket is 10 yuan per person per day.

3, the hotel can provide uniform washing services to tenants, the fee is based on the hotel's external price of 30% off.

6. Deposit:

Within seven days after the signing of the contract, the lessee shall pay the hotel RMB 10,000 yuan as a rental deposit. When the contract expires or is terminated early by friendly negotiation, if the tenant has paid all the rent and complies with the contract, The deposit will be refunded but no interest will be paid and the deposit cannot be used for rental delivery.

7. Liability for breach of contract:

If the lessee violates the agreement of this contract, the hotel has the right to request the termination of the contract, or require the lessee to return to the original condition, or deduct the loss from the deposit.

8. Contract termination:

1. If the tenant does not pay the rent within ten days, the hotel has the right to terminate the contract and investigate all financial responsibilities that the tenant is responsible for.

2. If the hotel or tenant proposes to terminate the lease early, it must notify the other party in writing three months in advance, otherwise the termination party shall be responsible for the economic loss of the other party.

IX. Renewal:

1. Under the same conditions, the lessee has the priority to renew the contract, but the tenant should give the hotel a written notice of renewal of the contract three months in advance of the expiration of the lease.

2. If the tenant does not renew the lease, the contract will be terminated on March 17, 2003. At that time, the tenant must move out of the hotel. If the time limit is not moved, the rent will be calculated according to the rent standard set by the hotel at the discretion of the hotel, and all losses related to the hotel will be compensated.

X. If there are any unfinished matters in this contract, it may be supplemented by the parties after the agreement, as the subsidiary file of this contract, the content of which has the same legal effect.

XI. This contract shall become effective after the signature and seal of both parties. This contract is made in two copies, each party holding one.
