According to the "Economic Contract Law" and relevant regulations, in accordance with the principle of equality and mutual benefit, in order to clarify the rights and obligations of the lessor and the lessee, the contract is signed by both parties.

Article 2 Lease term

After negotiation between the two parties, the lessor collects the deposit of the lessee. After the tenant pays, he will handle the delivery procedures. The deposit shall not be used as the rent during the lease period; after the lease expires, the balance of the deposit shall be refunded to the lessee after deducting the damages for the leased materials.

Article 5 Maintenance of leased materials

During the lease period, the lessee shall properly keep the rented materials and bear the maintenance and repair costs. When the leased materials are returned, both parties shall check and accept. If there is any damage, lack of maintenance or improper maintenance, the leased party shall pay compensation, repair and maintenance fees to the lessor in accordance with the “Leasing of Leasing Material Compensation and Maintenance Charges”.

Article 6 Change of the lessor

1. During the lease period, if the lessor transfers the ownership of the leased material to a third party, it shall formally notify the lessee that the new owner of the leased material becomes the natural lessor of this contract.

2. During the lease period, the lessee may not transfer or sublease the leased materials to a third party, nor sell or make collateral.

Article 7 Liability for breach of contract:

1. If the leased materials are not provided on time, the lessee shall be reimbursed to the lessee for a penalty of % of the default period.

2. If the leased materials are not provided by quality, the lessee shall be reimbursed for the liquidated damages of the default period.

3. If the leased materials are not provided in quantity, and the lessee is unable to use the materials as scheduled, the liquidated damages of the default period shall be repaid in addition to the required amount.

4. Other breach of contract.

Second, the lessee default liability:

1. If the rent is not paid on time, the lessor shall pay the defaulting party a penalty of breach of contract.

2. If the leased materials are not repaid within the time limit, the lessor shall be reimbursed to the lessor for a penalty of default of the lease term.

3. In the event of any assignment, subletting or sale or mortgage of the leased property, the lessee shall have the right to terminate the lease and recover the leased property within a time limit. The lessee shall also reimburse the lessor for a penalty of a default period of rent.
