Under the guidance of this idea, in accordance with the "Contract Law of the People's Republic of China" and relevant regulations, in order to clarify the rights and obligations of Party A and Party B, after the friendly negotiation between the two parties, Party B will rent the venue of the _____ Community Activity Center as follows: agreement:

The first party will be leased to Party B at the _______________ center.

Second lease term

1. From the effective date of this Agreement, the first three months are the trial operation period, and the later is the official operation period. If there are unreasonable phenomena or items to be supplemented during the trial operation, the plan and supplementary agreement should be adjusted and reported in time. .

2. During the lease period of ______ months, Party A shall deliver the facilities and equipment of ____________ to Party B from the ______ year ______ month ______ date, until ______ year ______ month ______ date .

Party B may terminate the contract and recover the house in one of the following circumstances;

1. Unauthorized subletting, subletting, transfer, lending, or shareholding;

2. Use the activity center to carry out illegal activities and damage the public interest;

3. The business project conflicts with the requirements of Party A and the needs of the residents of the community;

4. There are effective complaints from the community residents and damage to the interests of the residents of the community;

5. There are violations.

Article 3 related expenses

1. During the period of entry into force of the agreement, Party B shall be responsible for the expenses incurred under the operation of the existing model, bear the expenses required for carrying out the activities, and assume the self-financing.

Article 4 Exemption Conditions

1. If the house is damaged due to irresistible reasons or the loss of Party B, Party A and Party B shall not be responsible for each other;

2. Due to normal circumstances, it is necessary to renovate the rented houses, causing losses to both parties, and they will not be responsible for each other.

Article 5 Responsibilities and Obligations

Party A:

1. Party shall be provided to provide the site to Party B on time and, if possible, ensure the normal use of water and electricity. If a failure occurs, Party A shall return to normal as soon as possible within the prescribed scope;

2. Party A handles the community pass for the teacher recruited by Party B;

3. Guide, coordinate and supervise the work of Party B;

4. Party A has the right to use the venue and facilities when needed.

Party B:

1. In the course of business activities, Party B must strictly abide by relevant state policies and regulations, operate according to law, pay taxes according to the regulations, and obey the supervision and inspection of Party A and relevant departments for safety work. And signed a safety responsibility letter.

2. If Party B is punished by the relevant department for violation of regulations and Party A causes losses to Party A, Party B shall bear full responsibility and shall be deemed to be in breach of contract.

3. Party B reports to the Party A once a month and takes the initiative to accept Party A's supervision.

4. After the contract expires, Party B shall have the priority of contracting.

Article 6 Ways of Dispute Resolution

If there is a dispute in the performance of this contract, the two parties shall resolve the dispute through negotiation. If the negotiation fails, either party may apply to the competent department of the industry for mediation. If the mediation is invalid, it may apply to the Economic Contracts Arbitration Commission of the Administration for Industry and Commerce for arbitration. The people's court sued.

Article 7 In the event that the contract is not completed, Party A and Party B may jointly negotiate and sign a supplementary agreement, which shall have the same effect as this contract.

This contract is in two copies, one for each party.
