Article 4 The repair and repair of a house during the lease period is the obligation of the lessor. The lessor shall carefully inspect and repair the house and its equipment every __ month to ensure the safe and normal use of the tenant.

Article 5 Changes of the Lessor and the Lessee 1. If the lessor transfers ownership of the property to a third party, the contract continues to be valid for the new owner of the property.

3. When the lessee needs to exchange housing with a third party, the lessor's consent should be obtained in advance; the lessor should support the reasonable requirements of the lessee.

Article 6 Liability for breach of contract 1. If the lessor fails to deliver the eligible house to the lessee in accordance with the provisions of the preceding contract, it shall be responsible for compensation __ yuan.

2. If the lessor fails to deliver the rental house on time for the lessee to use, it shall be responsible for repaying the liquidated damages __ yuan.

Article 7 If the house of exempted condition causes damage and causes loss to the lessee due to force majeure, the two parties shall not bear responsibility for each other.

Article 8 Settlement of Disputes If there is a dispute in the performance of this contract, the two parties shall resolve the dispute through negotiation; when the negotiation fails, either party may apply to the Economic Contracts Arbitration Commission of the Trade and Industry Bureau for mediation or arbitration, or may appeal to the people's court.

Article 9 Other agreed matters Article 10 The matters not covered in this contract shall be supplemented by the parties to the contract in accordance with the relevant provisions of the Economic Contract Law of the People's Republic of China.
