About the General Incubation Building Lease Agreement

Chapter I General Provisions

Article 1 According to the "_________" and other relevant regulations, with reference to the common practice of domestic and _________ city development zones, the two sides agreed to lease the general incubation building to _________ and sign the "general hatching" Building Lease Appointment Agreement.

Article 2 Both Party A and Party B must abide by the relevant laws, regulations and rules of the People's Republic of China and _________ City, _________ District and this Appointment Agreement.

Chapter II Legal Status of Both Parties

Article 3 Party A is established by the Chinese government and is responsible for the economic entity of the development and operation of the _________ park. It has the qualification of Chinese legal person.

Chapter III Incubation Building and Lease Period

Article 5 Party A will lease the _________ Park_________ building to Party B. The total construction area is approximately _________ square meters, which is the business place of Party B _________.

Article 6 Party B shall lease Party A's general incubator building as stipulated in Article 5 of this Appointment Agreement for a term of _________ years from the date of signing the lease contract of the General Incubation Building.

Chapter 4 on fees and payment methods

Article 7 The rent of the general incubator building as defined in Article 5 of this Appointment Agreement shall be: _________ yuan per day from the construction date of the hatchery building.

Article 8 Within fifteen working days after the entry into force of this Appointment Agreement, Party B shall pay Party A _________ yuan to Party A's account as a performance bond. After the two parties sign the lease contract of the general incubator building, the deposit can be converted into a rental deposit.

Article 9 If Party B fails to sign a lease contract with Party A within 15 working days from the date of Party A's notice of signing the lease contract for the general incubator building, Party A shall have the right not to lease the contract for less than three years. Return Party B’s performance contract. On the other hand, if Party A violates this Agreement and leases the reserved house to another person, Party A shall return the deposit twice. Chapter V Others

Article 10 If there are any unsettled matters in this Appointment Agreement, a written agreement may be reached as an integral part of this Appointment Agreement, and signed by the legal representatives or authorized representatives of both parties shall have the same effect as this Appointment Agreement.
