Article 1 Both Party A and Party B are willing to work together on the transformation of high-tech achievements, business incubation, industrial project research, development and personnel training with their respective resource advantages.

Party A is obliged to provide Party B with a good environment, work, office conditions and thoughtful public facilities and services; under the same conditions, Party B may give priority to the project cooperation with Party A.

Party B is obliged to abide by the various management regulations of the park, maintain the overall reputation of ________________, and promote the formation of a virtuous cycle of technological innovation.

Article 2 Party A shall provide Party B with a site of ________________ square meters of ________________ construction area. The venue is for ________________ years, officially opened from _______ years _______ _______ days and paid in full, until _______ years _______ months _______ days. When the site was originally a rough house, Party B is responsible for the decoration and installation of the fan coil in its own area. In order to ensure the installation quality of the fire protection facilities and central air-conditioning fan coils throughout the building, the fire protection facilities and central air-conditioning fan coils of the building are installed by designated companies.

Article 3 Party B may use the above-mentioned venues for office purposes, etc., without the written consent of Party A, may not change its use or transfer the right to use the venue. Party B guarantees that the acts in the above-mentioned venues are in compliance with laws and regulations, and meet the national environmental protection, fire safety, labor and health standards.

Article 4 In order to do a good job in the maintenance and management of the building's main body, and better provide the working environment of the office, such as excellent office, operation, research and development, experiment, education and training, Party B shall have a monthly construction area of ​​RMB _ per square meter. The standard of ______ yuan shall pay Party A a total of RMB _______ yuan and shall be delivered to the designated account of Party A on a monthly basis _______ days before the month. Party A has the right to adjust the site usage fee once every two years, and the adjustment rate shall not exceed __%.

Article 5 The main building of the Science and Technology Park adopts central air-conditioning for cooling. Party B is not allowed to install air-conditioners in principle. The central air conditioner is turned on every week for __ days, and the daily boot time is __. If Party B requires the installation of an independent air conditioner or backup generator for special needs, it shall submit a written application to Party A, and the approval shall be approved, and shall not hinder the overall view of the appearance of the building. The air conditioning of the vice building of the Science and Technology Park will be solved by the enterprise itself, but it needs to be approved by Party A.

Article 6 Calculation and payment methods of central air-conditioning, water and electricity and communication fees:

1. The central air-conditioning fee adopts two kinds of charging methods, and the enterprise can select one of them according to its own situation.

a. The central air-conditioning fee is subject to cold billing and public losses plus depreciation expense __ yuan/month square meter, and public losses are shared according to the contract area. The cold gauge __ yuan / one is paid by the enterprise. ,

b. The central air-conditioning fee adopts a fixed allocation method: __yuan/month square meter. No other expenses will be shared.

2. The water fee and electricity fee are charged according to the actual amount, and the apportioned part is apportioned according to the contract area.

3. Communication fee: The registration, opening, service and payment of the three services of the city's telephone, long-distance telephone and Internet access are all handled by the “Telecom Operator Service Office” located in the park. And attach mobile phones and other telecommunications services.

The above-mentioned utilities are collected and paid by the property management department. The shared public utilities fee is announced by the property management department on a monthly basis and is subject to the joint supervision of both parties.

Article 7 The fees for site use fees and utilities shall be settled once a month, collected monthly, and settled within the prescribed time. If the fees are not paid on time, each time exceeds one day, the late payment amount is __ .

Article 8 When Party A delivers the venue, Party B shall charge Party B a one-month venue usage fee as a deposit, totaling RMB__yuan. The deposit will be settled at the time of settlement of the utility bill after the departure of the next utility bill after the departure of Party B. At the time of settlement, only the principal will be refunded, and no interest will be charged.

Article 9 When Party B needs to carry out secondary renovation, it needs to sign a second decoration agreement with Party A. For details, see the second renovation agreement signed by both parties.

Article 10 In the normal use of the site during the normal use of the site, Party B shall promptly notify Party A and the property management unit if there is a potential safety hazard or cannot be used normally. Party A and the property management unit shall, after receiving the notice Emergency measures shall be taken and repairs shall be organized within __ days, and the expenses shall be borne by Party A. If the installation is damaged or malfunctions due to improper use of Party B, Party B shall bear the maintenance cost and compensate Party A for the losses. The fire protection facilities added by Party B during the second renovation shall be maintained by Party B.

Party A has the right to enter and repair the building's fixtures and facilities after Party B's Prophet's meeting.

Article 11 If Party A has the right to unilaterally terminate this Agreement due to one of the following circumstances, and Party A loses Party A, Party B shall compensate Party A.

Party B defaults on various expenses for __month or more;

The total amount owed by Party B is __10,000 yuan or more;

Without the consent of Party A and the approval of the relevant department, Party B may change the purpose without authorization;

Party B violates the provisions of Article 10 of this Agreement, causing serious damage to the site or equipment;

Without the written consent of Party A and the approval of the relevant department, Party B shall carry out the decoration by itself;

Party B shall transfer the venue to a third party without the written consent of Party A.

Party A may unilaterally terminate the agreement according to the above circumstances, notify Party B in writing to relocate, recover the use of the venue, and have the right to request Party B to pay all the arrears and liquidated damages.

Article 12 If Party B has the right to unilaterally terminate this Agreement due to one of the following circumstances, Party A shall compensate Party B for the loss caused by Party B:

Party A delays delivery of the venue for two months or more;

Party A violates Article 10 of this Agreement and makes Party B unable to use the site safely;

Party A violates the provisions of Article 11 of this Agreement, causing Party B to continue to use it;

Without the consent of Party B and the approval of the relevant department, Party A shall reconstruct, expand or renovate the site used by Party B, which shall affect Party B's use.

Party B may unilaterally terminate the agreement due to the above circumstances, notify Party A in writing, and have the right to request Party A to pay the compensation and refund the balance of the deposit paid by Party B.

Article 13 If Party B and Party A sign another incubation agreement during the term of the agreement, Party A shall not meet the conditions for continuing the incubation of the park within __ months before the expiration of the term of this Agreement. Party B shall be notified of the non-renewal agreement, and Party B shall move out of the building before the expiration of the validity period. If the loss of Party A is not caused within the time limit, Party B shall compensate.

Article 14 If Party A and Party B need to terminate this Agreement in advance for other reasons, they shall submit it one month in advance, and the parties shall sign a written agreement to cancel the agreement. The losses caused shall be borne by the party who proposed the termination of the agreement.

Article 15 Within __ days from the date of entry into force of this Agreement, Party B shall pay Party A a total of __10,000 yuan for the use of the scheduled venue. This deposit may be used when Party B enters the venue and may use the deposit at the time of the station to use the deposit. If Party A breaches the contract and fails to provide the venue to Party B on time, the deposit will be refunded twice. If Party B defaults and does not begin to enter the decoration within the specified date, the deposit will be treated as liquidated damages and will not be returned.

Article 16 During the execution of this Agreement, in the event of force majeure causing the agreement to be unsuccessful, the two parties shall promptly negotiate and deal with it in accordance with the relevant laws. In the event of a dispute between the two parties in the performance of this Agreement, they shall be settled or reported to the relevant competent department for mediation. If the negotiation or mediation fails, they may bring a suit in a people's court.

Article 17 If there is no such thing as this Agreement, the two parties may sign a supplementary agreement. The Supplementary Agreement has the same legal effect as this Agreement.

Article 18 This Agreement consists of four pages in four copies. Each of Party A and Party B holds two copies and has the same legal effect. This Agreement shall enter into force on the date of signature and seal by both Party A and Party B.
