11. If the rented house and its equipment are damaged due to force majeure, the two parties shall not be responsible for each other.

12. During the lease term, Party A shall notify Party B ___ months in advance if it wishes to transfer or mortgage the house. Under the same conditions, Party B has the priority to be transferred.

13. During the lease period, if Party B has one of the following acts, Party A has the right to terminate this contract and recover the house, and Party B shall compensate Party A for any loss caused by Party A;

1. Unauthorized change of the leased use specified in this contract, or use of the house for illegal activities;

2. Without the consent of Party A, the structure of the house will be demolished or damaged, and the house will be damaged and repaired within a limited time without written notice from Party A;

3. Unsubscribe, transfer, lend or exchange the house without the consent of Party A;

4. The accumulated arrears of rent for more than ___months;

19. 20. To change or terminate this contract, the party requesting the change or cancellation of the contract shall propose to the other party on its own initiative, and shall promptly go to the Hangzhou Municipal Real Estate Administration to go through the formalities for registration or cancellation of the change.

Twenty-one, the contract dispute, the solution is determined by the parties to choose one of the following two ways:
