After friendly consultations between Party A and Party B, the agreement was reached as follows:

1. Party A entrusts Party B to lease the property of the unit located in the first floor of Beijing City Street. The relevant sales contract or title certificate can be found in the attached file. 3. Party B shall actively seek suitable tenants for Party A and satisfy Party A's requirements to the utmost extent.

4. Party A agrees that Party B will introduce Party A to Party A. After completing the lease of the property, Party B can obtain the average rent equivalent to the total annual rent signed in the lease of the property as the agency fee. Party A authorizes Party B to collect the deposit before signing the official property lease. This deposit can be used as part of the agency fee that Party B should pay later. 5. When Party B introduces the possible tenant to Party A, Party A shall actively cooperate and sign the contract with the lessee and handle the relevant formalities required for signing the lease as soon as possible.

6. Party A may also authorize Party B to act as an agent to sign the relevant lease. The relevant matters will be agreed in the power of attorney.

7. In addition to entrusting Party B to rent the property on its behalf, Party A may also seek or entrust others to seek the possible tenant of the property. If any party to either Party A or Party B first seeks the property, the tenant must notify the other party in writing, otherwise the compensation will be compensated.

8. Within 6 months after the entrustment period and the termination of the entrustment period, if Party A privately signs a lease with the lessee introduced by Party B, Party A shall also pay Party B the agency fee prescribed in this Agreement.

9. This Agreement shall lapse in the following circumstances:

The entrustment period expires and the parties do not renew the contract;

Party A signs the contract with the lessee introduced by Party B and pays the agency fee payable to Party B;

Party A and Party B agree in writing to terminate this Agreement in advance.

10. Both Party A and Party B shall keep the contents of this Agreement confidential and may not disclose the content to any third party without the permission of both parties.

11. This power of attorney is prepared in accordance with the laws of the People's Republic of China. If there are any outstanding matters, the parties may propose additional terms. In case of dispute, the parties cannot resolve the dispute and will resolve it through the Beijing Arbitration Commission in accordance with the relevant laws of the People's Republic of China.

12. This Power of Attorney is made in two copies. Each Party A and Party B shall hold one copy and shall take effect from the date of signature by both parties.
