Party A and Party B reached the following agreement on housing leasing matters:

1. Party A will lease the house located at XXXX, No. X Building, XX Community, XX Street, XX City, to Party B for lease. The lease term is from XJ XX to XX XX XX, X months.

Second, the monthly rent of this house is RMB XX, which is settled by month/quarter/year. Party B shall pay Party A the full month/season/year rent within the first month of each month/early season/the beginning of the year.

3. During the lease period of Party B, Party B shall bear the water, electricity, heating, gas, telephone, property and other expenses incurred by Party B. At the end of the lease, Party B shall pay the arrears.

4. Party B agrees to prepay the Yuan as a security deposit. When the contract is terminated, it will be used as a rent.

5. The rental period of the house is from the date of the year to the day of the month. During this period, if either party requests to terminate the contract, it must notify the other party three months in advance and pay the penalty for the total rent of the other party; if Party A transfers the house, Party B has the right of first refusal.

6. Party B shall bear the expenses other than land fees and overhaul fees incurred in renting the house.

7. During the period of renting, Party B has no right to sublet or lend the house without the consent of Party A; it shall not change the structure of the house and its use, and Party B shall be liable for compensation for damage caused by the cause of Party B and its supporting facilities.

8. Party A guarantees that there is no property dispute in the house; Party B shall provide assistance for Party A to provide housing property certificate or other relevant certification materials due to business needs.

9. In the event of a dispute arising from this contract, the two parties shall resolve the dispute through negotiation. If any negotiation fails, either party shall have the right to file a lawsuit with the Tianjin Development Zone People's Court for judicial settlement.

X. This contract is accompanied by one copy of X, and each of Party A and Party B shall hold X copies, effective from the date of signature by both parties.
