XI. Obligations of Party B

Party B shall properly maintain the furniture, electrical appliances, devices and equipment provided by Party A in the property. Both Party A and Party B shall periodically check the asset status, and if there is any cause of Party B damage, compensation shall be made according to the price.

During the lease term, Party B shall not refund the lease without the consent of Party A, otherwise the deposit of Party B will be forfeited.

Upon expiration of the lease, Party B shall notify Party A in writing if the lease is to be extended one month before the expiration of the lease. The rent shall be agreed upon by the parties.

12. Obligation of Party A

Party A shall bear all taxes on the property.

Party A shall be responsible for the maintenance costs of various structures of the property, such as roofs, ceilings, walls, etc., and Party B shall require maintenance, and Party A shall undertake repairs after being confirmed by Party A.
