The first commission

Second entrustment period

If the intermediary service is still needed beyond the above period, the two parties shall sign an intermediary contract or extend the contract entrustment period in writing.

The third on-site inspection

Party B shall accompany Party A to the house to see the house.

Party B shall make a written record of the viewing of the house, specifying the specific address of the house, the time of viewing, and other matters. The record of the house shall be signed and confirmed by Party A, and each party shall hold one copy.

If Party B's house for Party A does not meet the necessary conditions set by Party A or Party A does not meet the special conditions imposed by the lessor, Party A has the right to refuse the signature and refuse to pay the viewing fee.

Article 4 Party A’s obligations

A true identity certificate such as ID card _______ should be presented;

Provide necessary assistance and cooperation to Party B's intermediary activities;

Keep the secrets of the housing materials provided by Party B;

You may not conduct private transactions with the lessor introduced by Party B within the entrustment period and within ____ days after the expiration of the period.

Article 5 Obligation of Party B

A business license certificate such as a business license and a real estate brokerage qualification certificate shall be presented;

Party A shall make every effort to complete Party A's entrusted matters, and shall, in accordance with the conditions set forth by Party A of Article 1 of this contract, find a house for Party A, report the situation to Party A in a timely manner, and provide Party A with a house lease contract with the lessor. Liaison, assistance, matching and other services, and facilitate the establishment of a lease agreement between Party A and the lessor;

It should be ensured that the housing materials provided by Party A have been verified in advance, and Party A meets the special conditions required by the lessor;

Do not provide false information, conceal important facts or maliciously collude with others, and damage Party A’s interests;

Keep a secret to Party A's economic situation, personal information, trade secrets, etc.;

It shall be ensured that the lessor introduced by Party A has a house ownership certificate or other certificates and ID cards, business licenses and other qualification certificates for renting houses in accordance with the law; ensuring that the property rights of the rented houses are clear and there are no disputes over ownership or other rights;

If the fees for viewing fees, commissions, and intermediary activities are charged, Party A shall issue a legal and standardized fee bill to Party A;

After the signing of this contract, Party B shall not collect any pre-charge for any name from Party A in any form.

Article 6 Completion of the entrusted matters

“Completion of Entrusted Matters” means the completion of all entrusted matters listed in Article 1 of this contract. Party A and the lessor have not signed a written lease contract. If Party B only provides information to Party A, or if Party A sees the house and signs the house lease contract with the lessor to provide liaison, assistance, matching and other services, it is deemed that the entrusted matters are not completed. .

Article 7 Fees and Commissions

Viewing room rate

The viewing fee refers to the actual expenses incurred by Party B accompanying Party A to the house to see the house.

The cost of viewing the house shall be borne by Party A. The cost of viewing the room is: ____ yuan per time. Party A can pay the viewing fee _____ yuan at a time, and can see the house _____ times.

If Party B completes the entrusted matters, the fee for viewing the house paid by Party A shall be used as a commission.

Commission is the remuneration that Party B should receive after completing the entrusted matters.

If Party B completes the entrusted matters, Party A shall pay Party B a commission of ___% of the actual monthly rent.
