On the basis of equality, voluntariness and mutual benefit, Party A and Party B are willing to lease the houses whose use and management rights belong to Party B through negotiation. The two parties have reached an unanimous agreement in accordance with relevant state regulations:

Article 1 Party A will lease the house with the management and sub-leasing rights, and lease the house with the area m2 within the contract to Party B as the business place.

Article 2 Rent and deposit payment period and method

1. The term of the lease is from the date of the year to the day of the month.

2. The first year usage fee is RMB ¥ yuan, the second year usage fee is RMB ¥ yuan, and the third year usage fee is RMB ¥ yuan.

3. On the date of signing this contract, Party B shall pay a one-time payment of RMB¥ yuan for the total monthly rent from the date of the year to the year, and the rest of the rent payment method.

Article 3: Payment methods for utilities, cleaning fees, telephone charges and maintenance fees:

1. Cleaning fee, utility bill, telephone bill, and broadband fee: Party B shall pay the relevant department by itself;

2. Maintenance fee: During the lease period, Party B will cause damage to the facilities related to the leased property, and Party B shall be responsible for the maintenance fee.

Article 4: Changes of the lessor and the lessee

During the lease period, if Party B wants to sublease the house to a third party, Party B must obtain the consent of Party A in advance, pay all the fees, and after the relevant procedures, the third party who obtains the right to use can become the party B of this contract. The signing of the written contract shall enjoy the rights of the original Party B and assume the obligations of Party B.

Article 5: Responsibilities of Party B

1. Party B must pay rent and other fees according to the contract. If there is any default, Party A has the right to add late payment fee to Party B. The late payment fee is charged at 3% of the actual rent and the fee. If the rent is arrears for 15 days, it is considered as a breach of contract. The party has the right to take back the house and does not refund the deposit of Party B.

2. During the lease period, Party B must protect the equipment and facilities in the lease period intact. Party B shall not arbitrarily change the structure and use of the leased house. If it is necessary to change the use, Party B may only proceed with the consent of Party A. If Party B causes damage to the leased house and its equipment, it shall be responsible for the restoration of the original condition.

3. If Party B installs any instruments or machinery and special equipment that exceeds the electronic load in the leased house, Party B shall obtain the consent of Party A. Party B shall be responsible for compensation for accidents or fines caused by Party A's consent and failure to go through relevant formalities, and Party B shall take care of itself, resulting in loss of houses or safety facilities and fire protection facilities.

4. If the lease expires or the contract is terminated, Party B must promptly and completely deliver all the non-damaged equipment and facilities in the leased house to Party A.

5. Party B shall abide by the relevant national safety regulations. Party B shall be responsible for all personnel safety injuries and property damage caused by Party B's construction during the lease period.

6. Party B guarantees that the rented Party A's house is used for legal purposes, complies with the laws of the People's Republic of China and relevant government regulations, and operates legally. Party B shall be responsible for all legal liabilities and property losses caused by Party B’s illegal operation.

7. After the expiration of the lease or the cancellation of the contract, Party B will not relocate within the time limit. Party A has the right to remove Party B's articles from the house and does not assume the custody obligation. Party B also has no right to request Party A to compensate for the loss.

8. All taxes arising during the lease period shall be borne by Party B.

Article 9 If there are any incomplete matters in this contract, it shall be supplemented by the parties in accordance with the relevant provisions of the Contract Law of the People's Republic of China, and the supplementary provisions shall have the same effect as this contract.

Article 10 If a dispute arises during the execution of this contract, it shall be settled through negotiation between Party A and Party B. If the negotiation fails, it may be submitted.

The business administration department or the people's court ruled.

Article 11 This contract shall become effective after being signed by both parties. The original of this contract is in duplicate, and each party holds one copy.

Article 12 The amount signed in this contract does not mean renting a house tax. If you need to pay the rent tax, Party B will pay the rent tax.
