2. The annual rent will remain unchanged in the first year, and the increase rate will be 3%-5% in the second year. 3. V. Plant use requirements and maintenance responsibilities 1. During the lease period, Party B shall promptly notify Party A to repair if the plant and its ancillary facilities are damaged or faulty; Party A shall repair it within 3 days after receiving the notice from Party B. If it is not repaired within the time limit, Party B may repair it on its behalf and the expenses shall be borne by Party A.

2. During the lease period, Party B shall use and care for the plant and its ancillary facilities reasonably. Party B shall be responsible for the repair or damage of the plant and its ancillary facilities due to improper use or unreasonable use by Party B. Party B refuses to repair, Party A can repair on behalf of the party, and the expenses shall be borne by Party B.

3. During the lease period, Party A guarantees that the plant and its ancillary facilities are in a normal usable and safe state. Party A shall inspect and maintain the plant and shall notify Party B 3 days in advance. Party B shall cooperate when inspecting maintenance. Party A shall reduce the impact on Party B's use of the plant.

4. If Party B needs to renovate or add additional facilities and equipment, Party A shall obtain the prior written consent of Party A and submit it to the relevant department for approval according to the regulations. Party A shall also report to the relevant department for approval before proceeding.
