In order to develop the economic construction of the SAR and increase the utilization rate of units or individual houses, according to the relevant laws and regulations of the state, the province and the city, the parties have fully agreed to sign the lease contract through the full negotiation of the parties. The terms of the contract are as follows:
1. Party A will be located in the house of _________ _________ Street _________ in _________ District, Shenzhen. The building area _________M2, _________ will be leased to Party B for use in _________.
2. The lease term is from _________ years _________ months _________ to _________ years _________ months _________ days.
3. Party B shall pay Party A a monthly rent of RMB _________ yuan and pay it in _________ days at the beginning of the month.
4. After the house lease contract takes effect, Party B shall deliver Party A's three-month rent to _________ yuan as the performance bond, and return it to Party B upon expiration of the contract.
5. The real estate tax, personal income adjustment tax, land use fee and rental housing management fee for rented houses shall be paid by _________ party; the water and electricity fee, sanitation fee and house management fee shall be paid by _________ party.
6. Party B must pay the rent according to the contract. If there is arrears of rent, the company will charge a late fee of 20% of the rent every day. If the rent is in arrears for more than three months, Party A has the right to take back the house and has the right to refuse to return the performance bond.
7. Party B shall not arbitrarily change the structure and use of the house. Party B shall damage the rented house and supporting equipment due to intention or negligence, and shall be responsible for restoring the original condition of the house or compensating for economic losses.
8. Party A shall be responsible for the normal maintenance of the rental house, or entrust the lessee to perform the maintenance on the way, and the maintenance fee shall be converted in the rent; if Party A delays the repair or does not cause the house to be damaged due to the maintenance, Party B shall not be responsible and shall be responsible for the compensation of Party B's economy. loss.
IX. If the house is damaged due to force majeure during the lease period, this contract will be terminated naturally. The relevant issues of both parties can be handled in accordance with relevant laws.
10. During the lease period, neither Party A nor Party B shall terminate the contract by reason. If Party A wants to recover the house, Party B must notify Party B in writing three months in advance and obtain the consent. At the same time, the performance bond shall be doubled. If Party B needs to check out, it must also be three in advance. The Party shall notify Party A in writing and obtain consent, and shall not request the return of the performance bond.
11. During the lease period, Party B shall not sublease the house to a third party without the consent of Party A. When the lease term expires or the contract is terminated, Party B shall return the house to Party A on time. If it is necessary to renew the lease, it must be three months in advance. In consultation with Party A, if it is overdue and has not renewed the lease, Party A may directly apply to the housing rental management department for mediation or prosecution of the people's court.
12. If there are any outstanding matters in this contract, additional provisions may be made through negotiation between the two parties, and the supplementary provisions shall have the same effect as the contract.
XIII. If a dispute arises in the performance of this contract, it shall be settled through negotiation between Party A and Party B. If the negotiation fails, the housing rental management department may be requested to mediate or prosecute the people's court.
XIV. This contract can be notarized by the notary office. The contract is one-part, one for each party, one for the notary office, one for the tax department, and one for the housing lease management department, all of which have the same legal effect.
