Party A and Party B reached an agreement on housing leasing through friendly consultations:
Article 1 Party B shall be located in the _________ City _________ District _________ Building _________ Building, with a building area of _________ square meters, the first anniversary of the lease period, starting from the effective date of this contract.
Article 2 The rent of the house during the lease term is _________ RMB. Party B shall pay _________ times. Within 10 days after the entry into force of this contract, Party B shall pay _________% of the rent for the house as _________ yuan. Within 10 days after the house is qualified, Party B shall pay the remaining amount of the house rent.
Article 3 During the lease term, the house shall be managed by Party B, and the property tax, land use tax and other reasonable taxes and fees of the house shall be borne by Party B.
Article 4 During the lease term, the water, heating, electric hot water, communication, outdoor sanitation, house repair, and greening maintenance used by Party B shall be managed by Party A in a unified manner, and the expenses incurred shall be borne by Party B.
Article 5 The expenses incurred in Articles 3 and 4 shall be settled by Party B on the basis of the prescribed documents, invoices and relevant regulations.
Article 6 The houses rented by Party B shall be used by Party B after the acceptance and acceptance of Party B by Party B and payment of the rent of the house.
Article 7 Party A shall guarantee the quality of the house during the warranty period of the house.
Article 8 The procedures required for the temporary account of Party B's service personnel, etc., shall be handled by Party A with the relevant local units.
Article 9 Liability for breach of contract 1. After the contract comes into effect, if Party B defaults, Party B shall pay the rent of the house without refund and pay the penalty of _________ yuan in one lump sum.
2. After the contract comes into effect, if Party A defaults, Party A will return the remaining rent to Party B and pay the default penalty of _________ yuan.
3. The lease period of less than half a year is calculated on a semi-annual basis, and the lease period of less than half a year is less than one year.
Article 10 During the lease period, Party A shall not sublease the house rented by Party B to any third party. If Party A sells the house rented by Party B, Party B shall enjoy the priority purchase right without separately paying the purchase price. Party shall assist Party B to complete the formal transfer procedures, and the relevant expenses incurred shall be borne by Party B.
Article 11 Party B needs to install a telephone, which shall be resolved by Party A, and the expenses shall be borne by Party B.
Article 12 During the lease period, if an irresistible disaster occurs and the house is destroyed, Party B shall re-create the house according to the housing construction program.
Article 13 Party A has declared that the buildings indicated in this contract are constructed and operated in accordance with relevant state policies and decrees. Party A and Party B have signed this contract on the basis of the relevant national policies and decrees. If, in the lease term, contrary to the new national policies, decrees, and regulations, the contract has to be terminated, Party A shall deduct the rent based on 10% of the total rent of the party and the actual number of leases of Party B.
Article 14 If both Party A and Party B have disputes during the implementation of this contract, they shall first resolve them through friendly negotiation. If the two parties cannot reach a consensus, they shall be resolved according to the _________ method:
1. Submit to the arbitration authority for arbitration.
2. Prosecute to the people's court.
Article 15 This contract is in nine copies. Two copies of the original, each party holds one copy; six copies, each party holds three copies. The positive and negative texts are equally legally binding.
Article 16 The signature and seal of both parties to this contract shall become effective after being notarized. The parties to this contract have not agreed on the matter.
